What we do, step by step
When we arrive, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to several days, depending on how many gaps there are. Somewhere like Castlecary may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Old or unsuitable sealant is cut out and the gap cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- We record the locations and products used for your records.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Clear items away from the joints we’re working on
- Mention any tricky access

How we handle fire rated sealant in Castlecary
We do not assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We work on door frames, flats & HMOs and service penetrations, and people most often call us about standard silicone or caulk in a fire-stopping gap and open joints along the top of partitions.
In a smaller place like Castlecary, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
You’re covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Questions from Castlecary
Will you come out to Castlecary?
Yes. Castlecary is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you work in hotels near Castlecary?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Do you take out the old sealant first?
Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Can ordinary silicone be used in a fire-stopping gap?
No. It looks sealed but won’t perform as fire stopping. A tested fire-rated product is needed.
Do you have insurance?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
How do I get a quote for fire rated sealant in Castlecary?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
What else we do in Castlecary
Fire rated sealant in Castlecary: local notes
Castlecary has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.
For buildings such as Haggs Parish Church, older buildings that have had new heating or wiring often have service gaps worth checking. Managing a site like Abronhill High School? Then fire-stopping around service openings should be restored whenever new services go in. Letting a property close to Cumbernauld station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What sealant work can’t fix
New sealant cannot fix everything, and we’ll tell you before we start. It won’t solve:
- Walls or floors that weren’t built to resist fire
- Certifying a building or signing off its fire safety
- Deciding what fire stopping a building needs
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.
What we seal
- Service penetrations
- Door frames
- Pipe & cable gaps
- Plasterboard & masonry
- Flats & HMOs
- Linear gaps
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Why it’s worth doing now in Castlecary
An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. In a place like Castlecary, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins.
Why choose Mr Mastic in Castlecary
- Anti-fungal sanitary silicone in wet areas
- Every job guaranteed for a year
- Quality sealants from Arbo and Everbuild
- ARBOMaster approved applicator
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Photograph sealed gaps before they’re covered up
- Allow for resealing whenever new services are run
- Tell trades working in the building that fire seals must be put back
- Check whether a sealant can be painted before decorating over it
Look at the sealed gaps as part of your routine walk-rounds. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.
A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is usually a straightforward job.
Quotes for fire rated sealant in Castlecary
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- Whether there’s mould to deal with
- The size of the job
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
Helping us quote
What to tell us when you ask for a quote:
- Any access issues, like height or stairs
- Whether it has been sealed before
- The rough size of the job
- Photos by email, if that is easy
Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand.
