Trusted glazing silicone in Hillhouse

Glazing silicone for homes and businesses in Hillhouse

Many conservatory leaks come down to failed sealant, where glass meets frame or frame meets wall. We trace the leak to the joint and reseal it and tell you plainly if the cause is something else. If you have glazing silicone that has cracked or come away and mouldy sealant around glass panels, we can help, whatever the surface.

In and around a place like Hillhouse, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Check the gutters above the glazing for debris
  • Keep air moving in the conservatory
  • Keep harsh solvents off the silicone
  • Wipe the screen down after showering

Use mild cleaners on and around the silicone. Harsh solvents may damage the bead.

Act on black or lifting silicone early. Peeling silicone lets water in behind and the leak gets worse.

What happens if it’s left?

Fixing a leaking screen early protects what’s underneath. A small leak can reach the floor below before it shows. In an older home around Hillhouse, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Common questions in Hillhouse

Do you work for landlords with property near Hamilton West station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Is Hillhouse in your area for glazing silicone?

Yes. Our work covers the whole of Scotland, and Hillhouse is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Do you seal glass balustrade bases?

We can. We cut out the failed sealant and reseal the base joint using a sealant that suits the materials.

How long does glazing silicone take?

A typical job takes a few hours, depending on how many joints need doing, including preparation and clearing up. We’ll confirm how long when we quote.

Can you quote for more than one area?

Of course. Doing several areas at once is generally more efficient, so mention them when you ask for a quote.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Are you an approved applicator?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you fix a leaking conservatory?

It depends on the cause. Failed glazing and frame joints can be resealed but roof and panel problems need another trade.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Glazing silicone in Hillhouse: local notes

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Hillhouse is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for glazing joints and frame seals to keep out.

For landlords with property near Hamilton West station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

What happens on the day

We keep the work tidy and contained to the area we are working on. Expect the work to take anything from an hour or two to most of a day, depending on the size of the job, and we tell you how long to leave it before we go. Outside jobs in Hillhouse need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. The glass and frame are cleaned and degreased.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We look over every joint and, where we can, test it with water.

Preparing for the visit

  • Mention any tricky access
  • Tell us about any previous sealing or DIY attempts
  • Keep pets and children clear of the area while we work

Advice

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Signs you need glazing silicone in Hillhouse

The wrong sealant is a common cause. Not every silicone sticks properly to glass and vinegar-smelling acetoxy silicone can attack some metals.

People normally contact us when they notice something like this:

  • Glazing silicone that has cracked or come away
  • Conservatory leaks at frame and glazing joints
  • Black or yellowed silicone on glass joints
  • Failed sealant around rooflight glass

Schools such as John Ogilvie High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • Are they insured?
  • How long to leave it before use
  • What product goes in the joint
  • Whether you can choose the colour

Shower screens

Mouldy or lifting sealant on a screen leaks. A full reseal sorts it.

Glass balustrade bases

Balustrade bases are exposed outdoors. A sound sealant joint keeps them tidy and dry.
