Regrouting in Hillhouse
We take the old grout out to a consistent depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. If you have floor grout that won’t come clean and discoloured grout on otherwise sound tiles, we can help, on bathroom floors, shower walls and tiled floors alike.
In and around a place like Hillhouse, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
A one-year guarantee comes as standard, so you’re not left on your own once the job is done.

Do you need regrouting in Hillhouse?
Grout is porous, so water, soap and grime soak into it. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.
Common reasons people contact us are:
- Splashback grout that has darkened
- Dirty, worn grout on a tiled floor
- Grout in corners that has cracked
- Grout stained black or orange that will not clean
Schools such as John Ogilvie High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Hillhouse questions
Can you do regrouting in Hillhouse?
Yes. Our work covers the whole of Scotland, and Hillhouse is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Do you cover smaller places like Hillhouse?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Can you regrout just the shower?
Yes. A lot of our jobs are only the shower, or the area where the grout has gone.
What goes in the corners, grout or silicone?
Silicone. Grout belongs between the tiles and moving joints need sealant.
How long does regrouting take?
A typical job takes anything from a few hours to a full day, depending on the area, including preparation and clearing up. Your quote will say how long we expect yours to take.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator.
What happens on the day
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours, or longer for a fully tiled room and we leave things clean and tidy. Outside jobs in Hillhouse need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by checking the tiles for any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- We reseal the internal corners and edges with silicone.

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Rinse soap off the tiles after each shower
- Avoid neat bleach and strong acid descalers on grout
- Use gentle cleaners on grout
- Do not ignore a tile that feels loose
Leave the area unused for as long as we advise, so it can harden properly. From then on, a quick rinse after showering helps and keep the room ventilated.
Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.
Different surfaces, different methods
Kitchen splashbacks
We can regroute a splashback with the kitchen left in place. The worktop edge is finished with silicone.
Bathroom wall tiles
Tiles away from the shower stay drier but still stain and crack. Regrouting brings them back in line.
What sealant work can’t fix
Before booking, it’s worth knowing the limits:
- Tiles that are chipped or split
- Tiles that have come away from the wall
- A leaking wet room membrane
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

What regrouting looks like in Hillhouse
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

What happens if it’s left?
Cracked grout lets water behind the tiles. Leave it, and the adhesive or the wall behind can suffer, and then you’re looking at retiling. Sorting it early keeps the job simple. In a place like Hillhouse, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
