External mastic in Hillhouse, done properly

Low-level joints can normally be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we will confirm what access is needed. We’re often asked to deal with sealant that has lost its bond to the brick or render and moss and dirt in joints with no sealant left, across concrete & block, joints between brick and frames and render & cladding joints.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Every job comes with a one-year guarantee.

What happens on the day

You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a few hours for a handful of joints, longer for a whole elevation for a typical job. Outdoor work around Hillhouse depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in

Advice

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Cracks in the bricks or render themselves, away from the joints
  • Structural movement, which needs a surveyor or engineer
  • Cutting new joints into brickwork, which is building work rather than sealant work

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Brickwork movement joints
  • Render & cladding joints
  • Joints between brick and frames
  • Façade panels

Walls and rooflines in Hillhouse

The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

If you look after a building such as John Ogilvie High School, its movement joints, gutters and trims need looking after like any other building’s.

What the job involves on each surface

Cladding and façade panels

If the façade has a specified sealant, that’s what we use, or one the system allows. Send us any details you have about the façade.

Joints between dissimilar materials

Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant.

Signs you need external mastic in Hillhouse

Using the wrong sealant is another common reason. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.

Look out for these signs:

  • Moss and dirt in joints with no sealant left
  • Hard, crazed mastic that has stopped moving
  • Leaking joints around cladding and façade panels
  • Sealant pulling away from one side of the joint

For landlords with property near Hamilton West station, split movement joints are easy to miss on a rental until damp shows inside.

Questions to ask before you book

  • Whether you can choose the colour
  • What preparation is included
  • Is the old sealant removed completely?
  • Are they insured?

Our hiring checklist

What affects the cost of external mastic

We don’t publish a price list, because jobs vary so much. What we look at:

  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • The size of the job
  • Any working-time requirements on site

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Helping us quote

You don’t need to know the technical terms. Just tell us:

  • Access, such as stairs, a lift or height
  • The rough size of the job
  • Whether it’s a home or a business
  • Where the property is

To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.

Landlords, agents and businesses in Hillhouse

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

We also work for property managers and facilities teams. Several sites can be quoted together.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Common questions in Hillhouse

Will you come out to Hillhouse?

Yes, Hillhouse is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do external mastic in Hillhouse?

Yes. We work across all of Scotland, and Hillhouse is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Can new sealant go over the old?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

How do I get a quote for external mastic in Hillhouse?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Why is there a gap in my brick wall?

A vertical gap in a long brick wall is generally a movement joint. It gives the wall room to move, and it should be sealed with a flexible sealant.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.

What do you need from me for a quote?

Tell us what needs doing and where, with pictures by email if possible. If we need more, we will ask.

How often do external joints need resealing?

It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.
