Conservatory frames

Frame-to-wall joints on a conservatory move with the weather. They’re resealed with a suitable sealant.

Glass balustrade bases

The base joint is cut out and resealed. We don’t install or replace glass.

Glazing silicone for homes and businesses in Cyprus

We renew glazing silicone on conservatories, rooflights and glass panels plus shower screens and the bases of glass balustrades. Each joint is cut out, cleaned and resealed. We work on glass-to-glass joints, glass balustrade bases and glass-to-frame joints, and common reasons people get in touch are stained, discoloured glazing silicone and water tracking down the inner face of the glass.

London has a lot of flats and conversions, where windows are often on upper floors. Who looks after the outside of the frames can depend on the lease, so check that first, and access in Cyprus is something to talk through when you book.

Big or small, you get the same one-year guarantee.

The process

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for most jobs. In a London area like Cyprus, the main things to plan are parking and access: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We look over every joint and, where we can, test it with water.

Getting ready for the visit

  • Clear items away from the joints we are working on
  • Let us know about stairs, lifts or work at height
  • Tell us if parking is tricky

Why act early in Cyprus

Topping up old silicone can look like a fix, but new silicone won’t bond to old and water soon finds its way back. A proper reseal is the lasting answer. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Cyprus, the repair is bigger than the sealant job would have been.

Doing several joints on one visit is normally more efficient than separate visits. We’ll give you a clear quote for the lot.

Why us?

  • We leave the area clean and tidy
  • White, clear, grey or another colour, product permitting
  • Over 20 years’ experience
  • Experience in homes, commercial sites and hotels

Do you need glazing silicone in Cyprus?

Some conservatory leaks are not sealant at all: failed roof panels, slipped glazing bars and blocked gutters cause them too. We find the cause before we seal anything.

It’s worth asking for a quote if you see:

  • Glass-to-glass joints that have split
  • Water getting into a conservatory at the joints
  • Black or yellowed silicone on glass joints
  • Leaks from the base of a shower screen

Cyprus is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

What your quote should include

  • Who does the work, and how experienced they are
  • Which colour the sealant will be
  • Whether the sealant suits the joint
  • What insurance they hold

10 questions to ask before booking

Landlord and commercial work in Cyprus

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Your questions about glazing silicone in Cyprus

Is parking a problem for a job in Cyprus?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Do you cover Cyprus for glazing silicone?

Yes. Our work covers London and the South East, and Cyprus is part of that. You can phone 0345 464 0079 or drop us an email and let us know what needs doing, and we will give you a clear quote.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Do you guarantee glazing sealant work?

Every job comes with our one-year guarantee, and we’re fully insured.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

How long does glazing silicone take?

A typical job takes a few hours, depending on how many joints need doing, including preparation and clearing up. Your quote will say how long we expect yours to take.

Why not top up the existing silicone?

A top-up rarely holds. The new bead cannot grip the old one, so we remove the old sealant and clean the joint.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Use gentle products around the joints
  • Look over the glazing joints once a year
  • Don’t leave a drip for the next storm
  • Keep scrapers and blades away from the silicone

On shower screens, wipe or squeegee after use and let the room air. That slows mould growth on the bead.

Don’t leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the problem grows.

Glazing silicone in Cyprus: local notes

In a converted house or block, who looks after the windows depends on the lease, so check that before booking. Historic houses like Eastbury Manor House (about 2.3 miles north-east) are a reminder that the area around Cyprus has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

If you live in an older home near St Michael and All Angels Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Managing a site like Winsor Primary School? Then the mastic around its windows and doors needs looking after like any other building’s.

Can I do it myself?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
