Your questions about glazing silicone in Botany
I let a flat near Summerston station. Can you help?
Yes. We work for landlords and agents as well as homeowners. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Do you cover Botany for glazing silicone?
Yes. We work across all of Scotland, and Botany is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Can you match the sealant colour?
Most of the time, yes. We will tell you which colours the right product comes in and agree one before any work starts.
Can you just put new silicone over the old?
It does not last. The new bead can’t grip the old one so we take it all out and start clean.
How long should I leave it?
It depends on the product and the conditions. We tell you how long to leave it before we go.
Can you reseal a frameless shower screen?
Yes, we do these often. The screen is resealed with anti-fungal silicone suited to bathrooms.
Are you fully insured?
Yes. We’re fully insured.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
How we handle glazing silicone in Botany
Glass, frames and walls all move at different rates, so the sealant between them does a lot of work. When it cracks or lets go, water gets in. We replace it with a glazing silicone that suits the glass and frame. We work on glass-to-frame joints, shower screens and rooflights, and the jobs we see most are mouldy sealant around glass panels and leaking glazing joints on a rooflight.
In a Scottish city, many flats have windows two, three or four floors up, so the mastic outside can go unchecked for years. For a flat in Botany, access is the first thing to plan.
Whatever the size of the job, it’s backed by our one-year guarantee in Botany and across Glasgow.

How the job changes by surface
Rooflights
A rooflight faces rain and sun from above. Its sealant ages faster than vertical joints.
Conservatory frames
Conservatory frame joints are a common source of leaks. We remove the failed sealant and renew it.

What affects the cost of glazing silicone
Your quote is based on your job. We look at:
- Whether old sealant or filler has to be cut out
- How many rooms, windows or areas are involved
- Any working-time requirements on site
- Whether there’s mould to deal with
Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
Helping us quote
To make quoting easier, let us know:
- Any previous sealing or DIY work
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
Every job is quoted individually, so start by telling us what you need. Simply send an email to info@mrmastic.co.uk and describe the job and send pictures if you have them.
When it isn’t the sealant
We will always be straight with you, so here’s what new sealant will not do:
- Frames that have decayed or split
- Leaks from the roof covering or flashing (a roofer’s job)
- Structural problems with a conservatory roof
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.

Landlords, agents and businesses in Botany
Letting agents and landlords in Botany can book us as well as householders. Sealant work between tenants keeps a property looking cared for.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.
Common problems we fix in Botany
The wrong sealant is a common cause. Some products do not bond well to glass and vinegar-smelling acetoxy silicone can attack some metals.
Look out for any of the following:
- Water tracking down the inner face of the glass
- Conservatory leaks at frame and glazing joints
- Mouldy sealant around glass panels
- A quick top-up bead that didn’t last
Tenement House, about 1.8 miles south-east, is one of the historic houses in the wider area around Botany.
What your quote should include
- The length of the guarantee
- How long to leave it before use
- Is VAT in the price?
- How the colour is chosen
How the visit works
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours, depending on how many joints need doing. In a city area like Botany, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.
- We trace the leak and confirm it’s a sealant joint.
- The failed silicone is cut out without marking the glass or frame.
- We clean the glass and frame so the new silicone bonds.
- We lay the new bead and tool it smooth.
- We check the finished joints and test with water where it’s safe.
Preparing for the visit
- For indoor joints, keep the area dry beforehand if you can
- Mention if the joints have been sealed before
- Plan for the work area to be out of bounds to pets and children
How to get a quote
We do not publish a price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To arrange one, email us at info@mrmastic.co.uk.
Advice
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Botany homes and the weather
Much of Glasgow is built from red and blond sandstone, and porous sandstone needs a sealant that won’t mark it. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For landlords with property near Summerston station, glazing joints are worth checking at the end of a tenancy, before a small leak grows. Schools such as Cleveden Secondary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
