About our external mastic in Botany

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. If you have weathered mastic that no longer stretches and leaking joints around cladding and façade panels, we can help.

Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. Around Botany, as anywhere, those joints dry out and crack over time, letting water behind the face of the building.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What we can’t put right

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Cracked brickwork or render that needs a builder or plasterer
  • Structural movement, which needs a surveyor or engineer
  • Walls that need new movement joints cut into them

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Copings & trims
  • Concrete & block
  • Brickwork movement joints
  • Façade panels
  • Render & cladding joints
  • Joints between brick and frames

Surface by surface

Cladding and façade panels

If the façade has a specified sealant, that is what we use. Tell us what the building has when you get in touch.

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. The movement joint takes that up, so its sealant has to stay flexible.

What external mastic looks like in Botany

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Glasgow’s tenements are largely red and blond sandstone, and sandstone is porous, so any sealant against it has to be one that will not stain or attack it.

Letting a property close to Summerston station? Then outside joints that have cracked can let damp into a rental, so check them between lets. Historic houses such as Tenement House, about 1.8 miles south-east, show how far back building around Botany goes, and older homes nearby need a sealant that suits their walls. If you look after a building such as Cleveden Secondary School, its movement joints, gutters and trims need looking after like any other building’s.

Questions from Botany

Do you work for landlords with property near Summerston station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

How do repairs to the shared parts of a tenement in Botany get organised?

Shared parts of a tenement, such as the roof and outside walls, are generally repaired with the agreement of the owners, often through a property factor. Where the title deeds are silent, the Tenements (Scotland) Act 2004 fills the gaps. Your title deeds will say who owns the windows.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Will it make a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Do you cover Botany?

We do. Botany is part of the area we cover, and the service is the same as everywhere else.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.

How long before the joint can be used?

It depends on the product and the temperature. We tell you how long to leave it before we go.

Can you do several jobs on one visit?

Of course. Doing several areas at once is normally more efficient.

What we do, step by step

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before we start. The work usually takes anything from a few hours to several days, depending on the building. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Botany, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Why it’s worth doing now in Botany

Sealing over the top of old mastic does not hold for long. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. Wind-driven rain gets into any failed joint on the outside of a city building, and in Botany, damp can spread through stone and plaster before anyone sees it.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

What you get with us

  • Approved under the ARBOMaster scheme
  • Any old sealant cut out fully, not covered over
  • 180+ five-star Google reviews
  • We’re fully insured

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

What affects the cost of external mastic

The price is agreed before any work begins. It takes into account:

  • How much there is to do
  • Whether there’s mould to deal with
  • Access and height
  • How much old sealant there is and how hard it is to remove

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Helping us quote

What to tell us when you ask for a quote:

  • Where the property is
  • Access, such as stairs, a lift or height
  • A few photos by email, if you can
  • If someone has resealed it before

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
