Glazing silicone for homes and businesses in Backburn
We work across Backburn on glazing joints for homes and businesses. Conservatories, rooflights, glass panels and shower screens are all part of the job, with a sealant chosen for the joint. We work on glass-to-glass joints, shower screens and conservatory frames, and common reasons people get in touch are stained, discoloured glazing silicone and water tracking down the inner face of the glass.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.
You get a one-year guarantee, the same in Backburn as everywhere else we work.

Backburn homes and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. With historic houses such as Leith Hall (about 2.8 miles south) nearby, there’s older building stock in the area around Backburn as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
For an older house near a landmark such as St Andrew's Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in. Rented homes near Huntly station change hands often, and a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

Common questions in Backburn
Is Backburn within the area you cover?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is Backburn in your area for glazing silicone?
Yes. We work across all of Scotland, and Backburn is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Do you guarantee glazing sealant work?
There’s a 12-month guarantee on every job, glazing sealant included.
When is the sealant fully cured?
It depends on the product and the conditions. We tell you how long to leave it before we go.
Do you fit new glass or sealed units?
No, our work is the silicone. A glazier replaces glass and units.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
Do the sealants smell?
Possibly a little. It fades as the sealant cures.
Can landlords and businesses book you?
Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.
What affects the cost of glazing silicone
Your quote is based on your job. We look at:
- When we can work, for business premises
- The product the joint needs
- The number of rooms or windows
- Whether old sealant or filler has to be cut out
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
Helping us quote
There’s no need for technical detail. It helps if you can tell us:
- Access, such as stairs, a lift or height
- Any previous sealing or DIY work
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.
Why deal with it now?
A new conservatory roof is a big job. Where the water is getting in through sealant, resealing is far simpler. If it’s the roof itself, we will tell you. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What it costs depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

Aftercare tips
To keep the joints looking good and working properly:
- Clean glass with a mild cleaner and a soft cloth
- Keep harsh solvents off the silicone
- Ventilate the conservatory to cut condensation
- Check the silicone on glass every year or so
Do not use blades or scrapers near the bead when cleaning the glass. A soft cloth or sponge is best.
Act on black or lifting silicone early. Once it starts to peel, water gets behind it and the leak gets worse.
DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
