Trusted floor joint sealing in West End

Floor joint sealing for homes and businesses in West End

Good floor joints come down to the right product and clean, prepared edges. We remove what’s there first, then clean, back and seal the joint. If you have gaps between floors and kitchen plinths and caulk that has cracked where the floor moves, we can put it right, whatever the surface.

Somewhere as small as West End, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.

Our work is backed for twelve months.

Different surfaces, different methods

Wet room and bathroom floors

Mop water gets into any open joint at the edge of a bathroom floor. A flexible seal stops water running into the gap.

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it if it’s in the right place.

Floor joint sealing around West End

Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.

If you let a flat or house near Chestfield & Swalecliffe station, gaps at skirtings and thresholds are worth sealing between tenancies. Community buildings like St Peter are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. If you look after a building such as Thornden Wood Primary School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

West End is about 2 miles south-west of Herne Bay, in Kent. Anywhere in CT6, our applicators can take on floor joint sealing. Our area takes in 922 places across Kent, from the larger towns to small villages. We also work in Chelmsford, around 37 miles away.

Every address in CT6 is covered for floor joint sealing. If you are just outside West End, we cover Radfall (1 mile south-west), Chestfield (1 mile west), Swalecliffe (1 mile north-west), Hampton (2 miles north) and Tankerton (2 miles north-west). Within a short drive, we also cover Canterbury (5 miles south), Margate (13 miles east), Sittingbourne (15 miles west), Ramsgate (14 miles east), Broadstairs (15 miles east) and Faversham (9 miles west).

What happens on the day

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job usually takes a few hours, depending on the length of joint, and we tell you how long to leave it before we go. For a village or hamlet like West End, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. We take out the cracked caulk, grout or old sealant.
  3. Edges are cleaned and dried.
  4. A flexible sealant suited to the floor is applied and smooth it.
  5. We check the joints and explain the aftercare.

Advice

What affects the quote in West End

You will get a clear quote before work begins. It takes into account:

  • The old material and how stubborn it is
  • Any working-time requirements on site
  • The type of sealant required
  • Whether the work is at height

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or email us and we will talk you through it.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • Any access issues, like height or stairs
  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking
  • If someone has resealed it before

Getting a quote is simple: tell us what needs doing and where and its rough size. Photos by email help us understand the job.

Honest limits

To be straight with you, there are a few things sealant won’t fix:

  • Concrete repairs beyond the joint
  • Structural movement or subsidence
  • Leaks from a failed tanking system

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before booking.

Where we work in West End

  • Wet room & bathroom floors
  • Tiled floors
  • Concrete floor joints
  • Skirting boards
  • Thresholds
  • Commercial floors

For landlords and businesses

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured for the work.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

What happens if it’s left?

Left open, concrete joints break down under traffic. A sealed joint supports the edges. Where a wall is exposed, as many are in small places like West End, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

West End questions

Is West End in your area for floor joint sealing?

Yes, West End is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear quote.

Is West End within the area you cover?

Yes. West End is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

What causes gaps between the floor and skirting?

Timber floors and skirting shrink and swell through the year. We close it with a flexible sealant that moves with the floor.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

My floor grout keeps cracking in a line. Can you help?

Often, yes. A crack along a grout line often means the floor needs room to move. We replace that grout with a flexible joint.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Looking after it afterwards

So the new joints stay in good condition:

  • Keep caulk for dry, still joints only
  • Do not slide heavy items over sealed joints
  • Keep floor cleaning water to a minimum at the edges
  • Cone off fresh joints until they’re ready

Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.
