Glazing silicone near West End

Glazing silicone in West End

Glazing joints need a sealant made for glass. Our applicators use neutral-cure glazing silicone that’s suited to glass and the frame, and we tool it to a neat, even finish. Typical jobs include stained, discoloured glazing silicone and new silicone smeared over old sealant, across glass-to-glass joints, shower screens and glass-to-frame joints.

Homes in small places like West End often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

There’s a 12-month guarantee on every job.

What glazing silicone looks like in West End

West End is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For site and facilities teams at buildings such as Thornden Wood Primary School, the mastic around its windows and doors needs looking after like any other building’s. If you live in an older home near St Peter, the joint between an old wall and a newer frame is normally the first place rain gets in.

What sealant work can’t fix

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • A roof that has moved or dropped
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • Cracked or broken glass

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before you book.

Joints and surfaces we work on

  • Glass-to-glass joints
  • Rooflights
  • Glass balustrade bases
  • Shower screens
  • Conservatory frames
  • Glass-to-frame joints

What we’re called out for in West End

Heat and cold make glass and frames move at different rates. In time, the sealant splits or pulls away.

Signs it’s time to call us include:

  • Shower screens leaking along the wall or tray
  • Failed sealant around rooflight glass
  • Stained, discoloured glazing silicone
  • New silicone smeared over old sealant

Letting a property close to Chestfield & Swalecliffe station? Then leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

10 questions to ask before you book

The process

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes anything from an hour or two to most of a day, depending on the size of the job, including the tidy-up. In a small place like West End, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. We lay the new bead and tool it smooth.
  5. Each joint is checked and, where possible, water-tested.

How to prepare

  • Let us know about parking restrictions
  • Mention if the joints have been sealed before
  • Clear the area around the work

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Clear the conservatory gutters regularly
  • Wipe the screen down after showering
  • Ventilate the conservatory to cut condensation
  • Check the silicone on glass every year or so

Gentle products are best near the sealant. Harsh solvents may damage the bead.

Act on black or lifting silicone early. Once it starts to peel, water gets behind it and the leak gets worse.

Leave it or put it right?

If the problem is a misted unit or a broken panel, sealant won’t help. We say so plainly, so you can call the right trade. Around West End, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Leaving a failed joint generally makes the job bigger, not smaller. If you’re unsure, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

Your questions about glazing silicone in West End

Can you help a landlord with a rental near Chestfield & Swalecliffe station?

Yes, we work for landlords and agents. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.

Will you come out to West End?

Yes. West End is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and we will quote it together.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

What sealant do you use on glazing?

A glazing silicone chosen for the joint. Neutral-cure silicone is the usual choice, as some acetoxy types can attack certain metals.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.
