Floor joint sealing in Well Hall

Good floor joints come down to the right product and clean, prepared edges. Old caulk, grout or failed sealant comes out first, then clean, back and seal the joint. We work on commercial floors, skirting boards and thresholds, and people most often call us about rigid edge joints in tiled floors and gaps between floors and kitchen plinths.

Much of London’s new housing is flats in larger developments. In a new development, snags are often reported through the developer or the managing agent, and failed shower seals, open skirting joints and gaps at thresholds are typical.

All our work comes with a 12-month guarantee.

What floor joint sealing looks like in Well Hall

Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal. Many of London’s new homes are flats in bigger developments, where snagging may go through the developer or managing agent.

If you let a flat or house near Eltham station, gaps at skirtings and thresholds are worth sealing between tenancies. Well Hall is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

FAQs for Well Hall

Is parking an issue for floor joint sealing in Well Hall?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Can you do floor joint sealing in Well Hall?

Yes, Well Hall is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures.

Do you seal kitchen plinths to the floor?

Yes. Where a floor meets a bath panel, kitchen plinth or skirting in a wet area, we use a flexible silicone so water cannot get into the gap.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

How long does the job take?

It depends on the size of the job, but most jobs take a morning or an afternoon for most homes. We will tell you when we quote.

Aftercare tips

Looking after new joints is easy:

  • Keep caulk for dry, still joints only
  • Check skirting joints after the heating season
  • Ask before painting over a sealed joint
  • Keep dirt out of the joints

Do not paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Open skirting gaps let in draughts, dust and sometimes insects. Sealing it early keeps the room cleaner and stops it getting worse.

What we are called out for in Well Hall

An open floor joint fills with dirt and water. In kitchens and bathrooms, mop water gets into the gap.

Signs it’s time to call us include:

  • Rigid edge joints in tiled floors
  • Gaps between floors and kitchen plinths
  • Failed joint filler in concrete floors
  • Caulk that has cracked where the floor moves

If you look after a church, hall or community building such as St Barnabas, floor and skirting joints in halls and kitchens wear like any others.

Why act early in Well Hall

Not every floor joint takes the same sealant: skirting and tiled floors need flexibility, wet areas need water resistance and concrete needs a product suited to wheels. Using the wrong one is why many floor joints fail. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

Why us?

  • An ARBOMaster approved applicator
  • Every job guaranteed for a year
  • Old sealant always removed completely
  • Tidy, careful work

How it works

You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes a morning or an afternoon for most homes in most cases. In a London area like Well Hall, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. The room is cleared along the joints so we can reach them.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor.
  5. We check the joints and explain the aftercare.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive

How to get a quote

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you’re ready, phone 0345 464 0079 or send us an email.

Honest limits

We won’t take on work that will not last, so here’s what sealant cannot put right:

  • A tiled floor that needs relaying
  • Floors that are uneven or need levelling
  • Structural movement or subsidence

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.

What affects the cost of floor joint sealing

We don’t publish a price list. What we look at:

  • The size of the job
  • Any working-time requirements on site
  • The type of sealant required
  • How much old sealant there is and how hard it is to remove

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and send you a clear quote before work begins.

Asking for a quote

When you contact us, it’s useful to know:

  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • Where the property is

Need a quote? Please call 0345 464 0079 or drop us an email and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
