New-build mastic & snagging in Well Hall, Greater London

New-build sealant joints in Well Hall need attention? We remove the old material, prepare the joints and seal them properly.

  • Frame joints opening as the plaster dries
  • Gaps between new skirting and floors
  • Smeared, uneven beads picked up at snagging

New build mastic near Well Hall

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

New build mastic for homes and businesses in Well Hall

In a new home, every joint should have a clean, even bead. Smeared, patchy or cracked sealant is worth sorting early, before water gets into the floor or walls. Common call-outs are for smeared, uneven beads picked up at snagging and cracked sealant around new window and door frames, across kitchens, windows & doors and bathrooms & en suites.

Across London, commercial floors have movement joints that break down under heavy foot traffic, while new homes need a neat, sound finish around frames, baths and kitchens before handover, in Well Hall and beyond.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Cracking that points to a structural problem
  • Damaged fittings that need replacing
  • Baths and trays that move too much for sealant to cope with

If you’re not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer.

What we seal

  • Skirting & floors
  • Kitchens
  • Windows & doors
  • Plot handovers
  • Show homes
  • Bathrooms & en suites

Leave it or put it right?

A quick bead over the top of the old sealant can look fine at first, but it can’t bond to what’s underneath. Taking it all out and starting again is the only way to get a lasting seal. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Well Hall, the repair is bigger than a sealant job.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

Signs it’s time to call us include:

  • Kitchen sealant that has pulled off the wall
  • Internal frame sealant that has split
  • Joints pulling apart as timber shrinks

New build mastic in Well Hall: local notes

Much of London’s new housing is flats in larger developments, where snagging may go through the developer or managing agent. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you’ve bought a new home near Eltham station, the sealant around baths, showers and frames is worth checking in the first year or two.

Different surfaces, different methods

Bathrooms and en suites

Shower trays in new homes often move slightly in the first year. We reseal once the old bead is fully out with baths filled first.

Show homes

Bathrooms, kitchens and frames in show homes are sealed or resealed to a neat finish ready for viewings. Tell us when the home is open so we can plan around it.

How the visit works

Before we leave, we go over the finished joints with you. The work normally takes anything from a few hours to several days, depending on the number of plots, depending on how much there is to do. In a London area like Well Hall, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions
  • Clear items away from the joints we’re working on

Well Hall questions

Can you do new build mastic in Well Hall?

Yes. Our work covers London and the South East, and Well Hall is part of that. You can call 0345 464 0079 or email us and tell us what needs doing.

Do you work for landlords with property near Eltham station?

Yes, we work for letting agents and landlords. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.

Can new sealant go on top of the old bead?

No. The old sealant is cut out fully, the joint cleaned and primed where needed, before resealing.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

How long does new build mastic take?

Typically it takes a few hours in a single home. Larger jobs naturally take longer, and we will tell you how long to expect.

My new home is still under warranty. Should I contact you?

Start with the builder if you’re in the snagging or warranty period. Once that’s done, or if they will not put it right, we can reseal it properly.
