About our floor joint sealing in Viables
Every floor moves a little, so its edges need a joint that can flex. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed using a product that suits the floor. We are often asked to deal with perimeter joints in tiled floors filled with grout and failed joint filler in concrete floors, across thresholds, skirting boards and commercial floors.
In and around Viables, floors range from older timber boards to tiles and newer finishes, from timber that moves with the seasons to tiles laid on concrete. The sealant at skirtings and thresholds has to suit the floor it meets.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Floor joint sealing around Viables
Floors around Hampshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
If you look after a church, hall or community building such as Church of All Saints, floor and skirting joints in halls and kitchens wear like any others. Schools such as St John's Church of England Voluntary Aided Primary School are buildings too, and entrance and corridor floor joints take a lot of traffic.

Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Leave it or put it right?
Regrouting a cracked line in a tiled floor rarely fixes it. The movement is still there, so the grout fails again. A flexible movement joint is the fix. In a smaller place like Viables, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

What we do, step by step
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a few hours, depending on the length of joint. In a smaller place like Viables, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Keep pets and children clear of the area while we work
- Let us know if you’ve seen damp or leaks

Viables questions
Is Viables in your area for floor joint sealing?
Yes. We work across London and the South East, and Viables is part of that. Just call 0345 464 0079 or email us with a few details of the job.
Will you come out to Viables?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
How long before the joint can take traffic?
We give you a cure time for each joint. Light use comes first, cleaning and heavy traffic later, depending on the product.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
What the job involves on each surface
Wet room and bathroom floors
Floor joints in bathrooms take water every day. We seal them with anti-fungal sanitary silicone that keeps water out.
Skirting boards
Skirting-to-floor joints are a regular job for us. We take out any cracked caulk before sealing.

Signs you need floor joint sealing in Viables
Floors and walls move a little with the seasons. In winter, with the heating on, timber dries and gaps open.
These are the problems we’re asked about most:
- Cracked grout where a tiled floor needs a movement joint
- Floor edges that trap water and grime
- Skirting caulk that keeps splitting
- Open gaps along the bottom of skirting boards
Rented homes near Basingstoke station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.
