Floor joint sealing in Twydall
Concrete floors in warehouses and units have joints that take heavy wear. Each is resealed with a floor-joint product suited to what runs over it. If you are dealing with rigid edge joints in tiled floors and floor edges that trap water and grime, we can put it right.
In smaller places like Twydall, new homes tend to come as small developments or single plots. The sealant around baths, showers, frames and skirtings needs to be right from the start.
Each job carries a 12-month guarantee, large or small.

What happens on the day
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a morning or an afternoon for most homes. For a job in Twydall, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- First, the floor type, the gap and the traffic are checked.
- We remove what’s in the joint now.
- The joint is vacuumed clean and backing fitted where needed.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
How to prepare
- Tell us about any water getting in
- Mention if the joints have been sealed before
- Clear the area around the work

How the job changes by surface
Wet room and bathroom floors
Wet room floors rely on sound joints at the walls. We reseal it with a flexible silicone suited to wet areas.
Skirting boards
Gaps between skirting and floor open as timber and floors move. We seal them with a flexible sealant rather than caulk painted or coloured to match.

Of course. Check with your landlord; we can send the quote to them too.
What affects the quote in Twydall
There’s no set price list. What we look at:
- The number and length of the joints
- How easy the joints are to reach
- The product the joint needs
- Whether old sealant or filler has to be cut out
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
Before you ask for a quote, have a think about:
- If someone has resealed it before
- What’s wrong with the joints now
- Where the job is, and your postcode
- Access, such as stairs, a lift or height
We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, phone 0345 464 0079 or send us an email.
Joints and finishes in Twydall homes
Across Medway, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.
For landlords with property near Rainham (Kent) station, open skirting and floor joints collect dirt and water, so seal them while the property is empty. Schools such as Twydall Primary School and Nursery are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

What we are called out for in Twydall
New floors settle once they’re in use. The edges pull away from the skirting and anything rigid cracks.
Signs it’s time to call us include:
- Open gaps along the bottom of skirting boards
- Dirt and water collecting in open floor joints
- Grout cracking in a straight line across a floor
- Threshold joints that have opened or worn
For buildings such as Holy Trinity Church, floor and skirting joints in halls and kitchens wear like any others.
What to look for in a quote
- Whether they’re fully insured
- Is the old sealant removed completely?
- Who does the work, and how experienced they are
- What guarantee comes with the work
For landlords and businesses
From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Aftercare tips
To keep the joints looking good and working properly:
- Use a well-wrung mop rather than flooding the floor
- Cone off fresh joints until they’re ready
- Get cracks along tile grout lines looked at early
- Lift furniture rather than dragging it across joints
Have a look at the joints once the heating season is over. If anything has opened, it’s easy to reseal.
In wet areas, an open floor joint lets water reach the subfloor. A sound seal stops that happening.

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
