About our floor joint sealing in Rubislaw
Gaps along the bottom of skirting are common in new and older homes alike. Decorators’ caulk generally cracks where there’s movement, so we close it with a flexible sealant instead. Typical jobs include tiled floors with no room to move and gaps between floors and kitchen plinths, across skirting boards, tiled floors and concrete floor joints.
Offices, shops and commercial units in Scotland’s cities have floors with movement joints and thresholds that take heavy wear. In Rubislaw, we cover those floor joints as well as plot mastic for developers.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Rubislaw questions
I let a flat near Aberdeen station. Can you help?
Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Is there a guarantee on floor joint sealing in Rubislaw?
All our work, in Rubislaw and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Can you use decorators’ caulk instead?
Because caulk cracks where there’s movement or water. Skirting joints move with the floor, so we use a flexible sealant that stretches.
Can I choose the sealant colour?
Most of the time, yes. We’ll tell you which colours the right product comes in.
Do you seal kitchen plinths to the floor?
Yes. These joints get wet every time the floor is cleaned, so a flexible silicone is the right choice.
Do you have insurance?
Yes. We’re fully insured.
Can you add a movement joint to a tiled floor?
Often, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant in a matching colour. Loose or cracked tiles need a tiler first.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Why act early in Rubislaw
Water that gets past a floor joint can damage the floor beneath. Sealing them now keeps the problem at the surface. Wind-driven rain gets into any failed joint on the outside of a city building, and in Rubislaw, damp can spread through stone and plaster before anyone sees it.
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Joints and finishes in Rubislaw homes
Floors around Aberdeen run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
Letting a property close to Aberdeen station? Then gaps at skirtings and thresholds are worth sealing between tenancies. For buildings such as Rubislaw Church, joints in its floors, skirtings and thresholds need resealing as they wear.

What happens on the day
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning or an afternoon for most homes and we leave things clean and tidy. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Rubislaw, tell us the floor, how the door entry system works and where we can park nearby.
- We look at the gap and the floor type and agree the right sealant.
- We take out any old caulk, sealant or grout along the line.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Before we arrive
- Clear the area around the work
- Keep children and pets away from the work area
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Keeping the joints in good condition
After the cure time, these simple habits help:
- Have a cracking tiled floor checked before tiles break
- Use a well-wrung mop rather than flooding the floor
- Do not paint over silicone
- Don’t fill floor joints with caulk where they move or get wet
Keep heavy furniture from dragging across the joints. Dragging can tear the bead.
Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

Common problems we fix in Rubislaw
A floor laid tight to the walls has no room to move. It pushes against the walls and skirting as it expands, and the sealant or grout breaks.
Any of these means the joints need attention:
- Grout cracking in a straight line across a floor
- Skirting caulk that keeps splitting
- Rigid edge joints in tiled floors
- Chipped and open joints in warehouse floors
For site and facilities teams at buildings such as Albyn School, entrance and corridor floor joints take a lot of traffic.
Before booking anyone
- Whether the sealant suits the joint
- How the surfaces are prepared before sealing
- How much experience the applicator has
- Is the old sealant removed completely?
DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
