Trusted floor joint sealing in Oakley

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Letting agents and landlords in Oakley can book us as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Floor joint sealing in Oakley

A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors so the joint stays neat. If you’re dealing with grout cracking in a straight line across a floor and gaps opening between the floor and skirting, we can help.

Around smaller Scottish places like Oakley, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Whatever the size of the job, it’s backed by our one-year guarantee.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Keep caulk for dry, still joints only
  • Keep floor cleaning water to a minimum at the edges
  • Have a cracking tiled floor checked before tiles break
  • Sweep along the edges of the floor

Mop with a well-wrung mop rather than flooding the floor. Keeping the edges drier helps the sealant last longer.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

How the visit works

On the day, we start by going over the job with you. Surfaces next to the work are protected before we start. Most jobs take a few hours, depending on the length of joint. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises
  • Tell us if parking is tricky

Advice

Floor joint sealing in Oakley: local notes

Floors around Fife run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

What affects the cost of floor joint sealing

Call for a quick quote. The main things that affect it are:

  • The number and length of the joints
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Photos by email, if that is easy
  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • If someone has resealed it before

We quote each job on its own, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job, and pictures are welcome.

FAQs for Oakley

Do you cover Oakley for floor joint sealing?

Yes. We work across all of Scotland, and Oakley is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is Oakley within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can you add a movement joint to a tiled floor?

In many cases, yes. We replace the grout along a suitable line with flexible sealant coloured to suit. Loose or cracked tiles need a tiler first.

Can sealant along the skirting be painted?

Where the skirting will be painted, we can use a flexible sealant that takes paint. Silicone will not take paint, so it’s kept for wet areas and unpainted joints.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Is the work guaranteed?

Yes. Every job comes with a 12-month guarantee.

What the job involves on each surface

Thresholds

Threshold joints get a lot of feet, so we choose a hard-wearing, flexible product and neatly finished.

Concrete floor joints

We clean concrete joints out thoroughly before sealing. We fit backing where needed.

When to call us in Oakley

Caulk is the usual filler for skirting. It cracks where there’s movement or water so the gap reappears.

Signs it’s time to call us include:

  • Caulk that has cracked where the floor moves
  • Skirting that has pulled away from the floor
  • Perimeter joints in tiled floors filled with grout
  • Concrete floor joints that have broken down

If you look after a church, hall or community building such as Church of The Most Holy Name, floor and skirting joints in halls and kitchens wear like any others.

Questions to ask before booking

  • What guarantee comes with the work
  • Whether all the old sealant comes out first
  • How the joint is cleaned and prepared
  • What insurance they hold

Our hiring checklist

Leave it or put it right?

Water that gets past a floor joint can damage the floor beneath. Dealing with it early keeps the repair to the joint. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What you get with us

  • Anti-fungal silicone where joints get wet
  • White, clear, grey or coloured to suit, where the product allows
  • Old sealant always removed completely
  • We agree the colour with you first
