How we handle floor joint sealing in Low Torry
Painted skirting can be sealed with a flexible product that can be painted over. For bathrooms and kitchens, silicone is usually the better choice. If you have gaps at thresholds between rooms and open gaps along the bottom of skirting boards, we can help, whatever the surface.

Looking after it afterwards
A little care helps the new joints last. We recommend:
- Keep floor cleaning water to a minimum at the edges
- Check the sealant is paintable before decorating
- Have a cracking tiled floor checked before tiles break
- Mark off resealed joints in warehouses
Keep off the joint for the time we give you. Light foot traffic is usually fine sooner than wet cleaning or wheels.
Sealing a gap while it’s small is a quick job. Ignored, they fill with dirt and open further and are harder to clean out.
Quotes for floor joint sealing in Low Torry

Common questions in Low Torry
Is there a guarantee on floor joint sealing in Low Torry?
All our work, in Low Torry and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Will you come out to Low Torry?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you have insurance?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Can grout be replaced with sealant on a tiled floor?
Often, yes. Straight cracks in grout often show where a movement joint was needed. We rake out that line and seal it with flexible sealant.
What does floor joint sealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.
Can I choose the sealant colour?
Generally, yes. Sealants come in white, clear, grey and other colours, and we will agree it with you first.
Why not just use caulk?
Not where the floor moves or gets wet. It splits once the floor shifts. A flexible sealant lasts longer there.
Why it’s worth doing now in Low Torry
Putting new grout into a crack that keeps reappearing doesn’t last. The movement is still there, so the grout fails again. Replacing that line with flexible sealant gives it somewhere to go. In a place like Low Torry, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

When something else is needed
We’d rather tell you now than do work that will not last, so these are the limits:
- Floors that are uneven or need levelling
- Loose, hollow or cracked tiles, which need a tiler
- Large cracks that need a surveyor
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.
Surfaces we seal
- Concrete floor joints
- Wet room & bathroom floors
- Thresholds
- Skirting boards
- Tiled floors
- Commercial floors
DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
How it works
When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work generally takes a few hours for most rooms, longer for large commercial floors. Around Low Torry, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First we check the joint and the floor and agree which sealant suits it.
- We take out any old caulk, sealant or grout along the line.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Let us know about earlier repairs to the joints
- Let us know about stairs, lifts or work at height

Floor joint sealing in Low Torry: local notes
Across Fife, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
Community buildings like Torryburn Parish Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear. Schools such as Craigflower Preparatory School are buildings too, and entrance and corridor floor joints take a lot of traffic.
