Floor joint sealing for New Barn homes and businesses

How we handle floor joint sealing in New Barn

Gaps along the bottom of skirting are common in new and older homes alike. Decorators’ caulk generally cracks where there’s movement, so we close it with a flexible sealant instead. If you’re dealing with grout cracking in a straight line across a floor and caulk that has cracked where the floor moves, we can help.

In smaller places like New Barn, new homes tend to come as small developments or single plots. The sealant around baths, showers, frames and skirtings needs to be right from the start.

When it isn’t the sealant

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Movement too big for a sealant joint
  • Bouncy or failing floorboards
  • Tiles that have lifted or broken

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

Surfaces we seal

  • Concrete floor joints
  • Commercial floors
  • Skirting boards
  • Wet room & bathroom floors
  • Thresholds
  • Tiled floors

How it works

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work usually takes a few hours for most rooms, longer for large commercial floors. In a smaller place like New Barn, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can

Why act early in New Barn

Left open, concrete joints break down under traffic. Resealing it early protects the edges. Homes in smaller places like New Barn can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What floor joint sealing looks like in New Barn

Across Kent, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.

For site and facilities teams at buildings such as Longfield Academy, floor and threshold joints in busy corridors wear quickly and are best resealed early. Letting a property close to Longfield station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty. If you look after a church, hall or community building such as Church of Saint Mary Magdalene, joints in its floors, skirtings and thresholds need resealing as they wear.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

For landlords and businesses

If you manage several properties in or around New Barn, several properties can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

How we quote for floor joint sealing

You’ll get a clear quote before we start. It’s based on:

  • The number of rooms or windows
  • Whether there’s mould to deal with
  • Access and height
  • Working hours on commercial sites

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, ring 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • Photos by email, if that is easy
  • The address or postcode of the job

Getting a quote is simple: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll take it from there.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Check skirting joints after the heating season
  • Use a well-wrung mop rather than flooding the floor
  • Keep dirt out of the joints
  • Mark off resealed joints in warehouses

Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead especially in the first few days.

Small gaps are quick to seal. Left alone, they collect dirt and widen over time.

FAQs for New Barn

Will you come out to New Barn?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do floor joint sealing in New Barn?

Yes. Our work covers London and the South East, and New Barn is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

Can you seal over the old sealant?

No. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

Can you use decorators’ caulk instead?

Because caulk cracks where there’s movement or water. Skirting joints move with the floor, so we use a flexible sealant that stretches.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Do you work on commercial floors?

Yes, including warehouses, units, shops and offices. We can plan around your opening times with out-of-hours work where needed.

How much does floor joint sealing cost in New Barn?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures.
