Floor joint sealing in Hicks Forstal

Concrete floors in warehouses and units have joints that take heavy wear. We reseal them with a product chosen for the movement and the traffic. We’re often asked to deal with skirting that has pulled away from the floor and cracked grout where a tiled floor needs a movement joint, across wet room & bathroom floors, concrete floor joints and skirting boards.

Older homes in small places like Hicks Forstal often have timber floors that move with the seasons, which is why skirting and threshold joints need a flexible sealant, not filler.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Vacuum floor joints regularly to stop grit building up
  • Check the sealant is paintable before decorating
  • Keep heavy wheels off new concrete joints until cured
  • Keep floor cleaning water to a minimum at the edges

Check the joints after the first winter. Small gaps at the ends can be touched up before they spread.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.

What we cannot put right

We will always be straight with you, so here’s what new sealant will not do:

  • Tiles that have lifted or broken
  • Large cracks that need a surveyor
  • Water getting under the tiles from elsewhere

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

Your questions about floor joint sealing in Hicks Forstal

Is Hicks Forstal in your area for floor joint sealing?

Yes, Hicks Forstal is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or email us and tell us what needs doing, and we will send you a clear quote.

Do you work for landlords with property near Sturry station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or email us and tell us about the property, and we will send you a clear quote.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Can I add another job to the visit?

Yes, we can. More than one area can go on one quote.

Can I choose the sealant colour?

In most cases you can choose. We’ll explain which colours are available and agree one before any work starts.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can grout be replaced with sealant on a tiled floor?

Often, yes. A crack along a grout line often means the floor needs room to move. We replace that grout with a flexible joint.

When to call us in Hicks Forstal

Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands.

If you can see any of these, it’s time to have the joints looked at:

  • Rigid edge joints in tiled floors
  • Tiled floors with no room to move
  • Gaps at thresholds between rooms
  • Open gaps along the bottom of skirting boards

If you look after a building such as Spires Academy, entrance and corridor floor joints take a lot of traffic.

New homes and floors in Hicks Forstal

Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.

Why act early in Hicks Forstal

The right product depends on the floor and the traffic: flexible sealant for skirting and tiles, silicone in wet areas, and floor-joint products for concrete. Using the wrong one is why many floor joints fail. Around Hicks Forstal, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, ring 0345 464 0079 or send us an email for an honest opinion and a quote.

What you get with us

  • You choose the colour before work begins
  • Neat joints and a tidy finish
  • Sanitary silicone with an anti-fungal additive in wet areas

The process

We bring everything the job needs with us. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours, depending on the length of joint. Somewhere as small as Hicks Forstal, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is cleaned, vacuumed and backed where depth needs controlling.
  4. We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Mention any parking rules near the property
  • Try not to wet indoor joints just before the visit

What affects the cost of floor joint sealing

We do not publish a price list, because jobs vary so much. What we look at:

  • Access and height
  • The product the joint needs
  • The old material and how stubborn it is
  • Whether there’s mould to deal with

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved

Every job is quoted individually. Just ring 0345 464 0079 or email us with the details, and pictures are welcome.

What the job involves on each surface

Wet room and bathroom floors

Mop water gets into any open joint at the edge of a bathroom floor. A flexible seal stops water running into the gap.

Skirting boards

Skirting gaps are one of the most common floor joints we seal. We take out any cracked caulk before sealing.
