Floor joint sealing in Forestdale

What we are called out for in Forestdale

New floors settle once they’re in use. Gaps at the edges appear in the first year or so.

Keep an eye out for these signs:

  • Floor edges that trap water and grime
  • Gaps at thresholds between rooms
  • Perimeter joints in tiled floors filled with grout
  • Tiled floors with no room to move

For landlords with property near Sanderstead station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.

How we handle floor joint sealing in Forestdale

Across Forestdale, we seal floor and skirting joints in homes and businesses. We start by checking the floor type and the joint, because the right sealant depends on both. We’re often asked to deal with tiled floors with no room to move and open gaps along the bottom of skirting boards, across thresholds, concrete floor joints and wet room & bathroom floors.

Shops, offices and commercial units across London have hard-wearing floors with movement joints that need resealing as they wear, and new homes need their plot mastic finished properly before handover, in Forestdale and beyond.

Whatever the size of the job, it’s backed by our one-year guarantee in Forestdale and across Greater London.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

Joints and finishes in Forestdale homes

Much of London’s new housing is flats in larger developments, where snags may need reporting through the developer or the managing agent. Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

For site and facilities teams at buildings such as Courtwood Primary School, entrance and corridor floor joints take a lot of traffic. If you look after a church, hall or community building such as St Francis, floor and skirting joints in halls and kitchens wear like any others.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Lift furniture rather than dragging it across joints
  • Don’t paint over silicone
  • Act on grout cracks that run in a straight line
  • Walk round the room once a year and look at the edges

Mop with a well-wrung mop rather than flooding the floor. Less water at the edges helps the joints last.

Small gaps are quick to seal. Left alone, they collect dirt and widen and are harder to clean out.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Leaks from a failed tanking system
  • Movement too big for a sealant joint
  • A tiled floor that needs relaying

If you’re not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer before booking.

What happens on the day

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work starts. The work generally takes a morning or an afternoon for most homes. For a job in Forestdale, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Getting ready for the visit

  • Clear the area around the work

Forestdale: your questions answered

Is Forestdale in your area for floor joint sealing?

Yes. Our work covers London and the South East, and Forestdale is part of that. You can ring 0345 464 0079 or email us and tell us what needs doing, and we will give you a clear price.

Is parking a problem for a job in Forestdale?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

How long will you be here?

That depends on the amount of work, but as a guide it takes a few hours, depending on the length of joint. We will give you a better idea when we quote.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

How long before the joint can take traffic?

It depends on the product and the conditions. Before we leave, we tell you when it can be walked on, mopped and driven over so you can plan.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.

What information do you need?

A short description and the location. We will ask anything else we need to know.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures.
