FAQs for Bowes Park
Is Bowes Park in your area for floor joint sealing?
Yes. We work across London and the South East, and Bowes Park is part of that. You can call 0345 464 0079 or drop us an email and let us know what needs doing.
Is parking a problem for a job in Bowes Park?
Parking in Bowes Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
How long does floor joint sealing take?
That depends on the amount of work, but most jobs take a morning or an afternoon for most homes. We’ll tell you when we quote.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access.
Where do you work from?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
Do you have insurance?
Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.
Do you seal kitchen plinths to the floor?
Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone to keep mop water out.
Can new sealant go over the old?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Floor joint sealing for homes and businesses in Bowes Park
In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out. We work on skirting boards, wet room & bathroom floors and concrete floor joints, and the jobs we see most are gaps opening between the floor and skirting and floor edges that trap water and grime.
Shops, offices and commercial units across London have hard-wearing floors with movement joints that need resealing as they wear, and new homes need their plot mastic finished properly before handover.

What else we do in Bowes Park
Leave it or put it right?
Leaving skirting gaps until the next decorating job lets dirt and draughts in. It’s a quick job to seal them now in most rooms. In a flat in Bowes Park, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
What you get with us
- Approved under the ARBOMaster scheme
- Domestic, commercial and hotel work
- Anti-fungal sanitary silicone in wet areas
- A choice of colours where the product allows
How the visit works
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. Most jobs take a few hours for most rooms, longer for large commercial floors. In a London area like Bowes Park, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Old caulk, grout or sealant is removed from the joint.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Let us know if you’ve seen damp or leaks
- Plan for the work area to be out of bounds to pets and children

How the job changes by surface
Commercial floors
Floor joint work in businesses can be planned around your hours. Out-of-hours working can be arranged where it’s needed.
Tiled floors
Tiled floors need movement joints at edges and across large areas. Where needed, a line of grout is replaced with flexible sealant.
What affects the cost of floor joint sealing
We quote each job individually. These are the things that affect it:
- The size of the job
- Whether the work is at height
- The number of rooms or windows
- Which sealant suits the joint
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
- Pictures of the joints, sent by email
- Access, such as stairs, a lift or height
Want a quote for floor joint sealing? Please phone 0345 464 0079 or drop us an email with a few details. We’ll explain what we’d do and send you a clear quote before work begins.
Honest limits
New sealant cannot fix everything, and we’d rather say so up front. It will not solve:
- Floors that are uneven or need levelling
- Damaged concrete that needs breaking out and repairing
- Loose, hollow or cracked tiles, which need a tiler
Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Sweep along the edges of the floor
- Do not slide heavy items over sealed joints
- Cone off fresh joints until they’re ready
- Keep floor cleaning water to a minimum at the edges
Keep heavy furniture from dragging across the joints. Dragging can tear the bead.
Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact and the surface smoother.
DIY versus a professional finish
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Floor joint sealing in Bowes Park: local notes
Floors around Greater London run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that. Much of London’s new housing is flats in larger developments, where snags may need reporting through the developer or the managing agent.
Managing a site like Trinity Primary Academy? Then floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. As a London address, Bowes Park can be tricky for parking: let us know about parking bays, permits or a driveway. Letting a property close to Alexandra Palace station? Then gaps at skirtings and thresholds are worth sealing between tenancies.
