Trusted floor joint sealing in Botany Bay

Floor joint sealing in Botany Bay, done properly

Large tiled floors, and those over underfloor heating, often need movement joints. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant. If you’re dealing with gaps between floors and kitchen plinths and perimeter joints in tiled floors filled with grout, we can put it right, on concrete floor joints, commercial floors and tiled floors alike.

Across London, commercial floors have movement joints that break down under heavy foot traffic, and new homes need their plot mastic finished properly before handover.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Why act early in Botany Bay

Left open, concrete joints break down under traffic. A sealed joint supports the edges. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Keep heavy wheels off new concrete joints until cured
  • Walk round the room once a year and look at the edges
  • Use a well-wrung mop rather than flooding the floor
  • Don’t slide heavy items over sealed joints

In commercial units, keep pallet trucks and heavy wheels off new joints until they’ve cured. Cone off the area if needed while it cures.

A gap under the skirting collects dust and lets draughts through. Sealing it early keeps the room cleaner.

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What happens on the day

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours, depending on the length of joint for a typical job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Botany Bay. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. Finally we tool it smooth and explain when the floor can be used and cleaned.

Floor joint sealing around Botany Bay

Across Greater London, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal. Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent.

Schools such as St. John's Senior School are buildings too, and entrance and corridor floor joints take a lot of traffic. For landlords with property near Crews Hill station, a tidy floor and skirting joint helps a rental look ready for the next tenant. Botany Bay is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Botany Bay: your questions answered

Is parking a problem for a job in Botany Bay?

Parking in Botany Bay, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you cover Botany Bay for floor joint sealing?

Yes. Our work covers London and the South East, and Botany Bay is part of that. Just phone 0345 464 0079 or email us with a few details of the job, and we will give you a clear price.

Do you use a paintable sealant?

It depends on the sealant, so let us know first. Joints that will be painted get a paintable product, and silicone elsewhere.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. Then call 0345 464 0079 or send us an email.

Can grout be replaced with sealant on a tiled floor?

Usually, yes. A crack along a grout line often means the floor needs room to move. We rake out that line and seal it with flexible sealant.

Will the old sealant be removed?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

What causes gaps between the floor and skirting?

Timber floors and skirting shrink and swell through the year. A flexible sealant closes the gap without cracking like caulk.

What the job involves on each surface

Wet room and bathroom floors

Mop water gets into any open joint at the edge of a bathroom floor. A neat silicone joint keeps it out.

Tiled floors

Tiled floors need movement joints at edges and across large areas. We replace grout with flexible sealant along the right lines in a matching colour.

Landlord and commercial work in Botany Bay

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Honest limits

To be straight with you, some problems need a different trade:

  • Loose, hollow or cracked tiles, which need a tiler
  • Subfloor problems that need a flooring contractor
  • Concrete repairs beyond the joint

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.
