How the visit works

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes from a few hours to a few days, depending on the number of gaps and the access, depending on the amount of work. For a job in Woolwich, parking and access are the things to plan: let us know about parking, the floor we’ll be working on and any lift or shared entrance.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Locations and products are noted so you have them on file.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height
  • Move anything stored near the joints

How we handle fire rated sealant in Woolwich

Bigger jobs can be worked through in stages, flat by flat or floor by floor. It gives you a list to keep with the building’s fire safety documents. Common call-outs are for ordinary sealant used where a fire-rated product was needed and gaps left after a refit or conversion, on door frames, flats & HMOs and service penetrations.

London’s offices, shops, hotels, student accommodation and blocks of flats all have joints to look after, whether that’s washroom resealing or fire-rated sealant around service openings. Out-of-hours working can be arranged where a building in Woolwich cannot close.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Different surfaces, different methods

Linear gaps

A linear joint may need to allow for movement as well as fire. We choose a product and depth that suit the gap and the movement, following the tested detail.

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. The sealant has to be one tested in plasterboard for the gap we are sealing.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Woolwich: your questions answered

Is parking a problem for a job in Woolwich?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Do you cover Woolwich for fire rated sealant?

Yes, Woolwich is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or email us and let us know what needs doing, and we’ll give you a clear price.

What does fire rated sealant cost?

Size, access and the old material all affect the cost. Call for a quick quote and we will talk you through it.

Do you offer different sealant colours?

Yes. White, clear and grey are common, and other colours are available, and we will agree it with you first.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What fire rated sealant looks like in Woolwich

Many London buildings have tight access and loading restrictions, so out-of-hours working can be arranged where needed. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.

Rented homes near Woolwich Dockyard station change hands often, and fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through. Managing a site like Mulgrave Primary School? Then fire-stopping around service openings should be restored whenever new services go in.

Why it’s worth doing now in Woolwich

Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Woolwich, the repair is bigger than the sealant job would have been.

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, ring 0345 464 0079 or send us an email and we’ll give you an honest view and a quote.

Why us?

  • Trusted Arbo and Everbuild sealants
  • We never seal over old sealant
  • ARBOMaster approved applicator
  • Sanitary silicone with an anti-fungal additive in wet areas

What we are called out for in Woolwich

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service isn’t always sealed again.

The most common problems we see are:

  • Fire seals that have cracked with movement
  • Gaps filled with a product that is not fire-rated
  • Gaps flagged on a fire risk assessment
  • Gaps where walls meet ceilings or slabs

Woolwich is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

Before booking anyone

  • How much experience the applicator has
  • Is the old sealant removed completely?
  • How the joint is cleaned and prepared
  • What product goes in the joint

Landlords, agents and businesses in Woolwich

For anyone letting property in or around Woolwich, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

When something else is needed

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Walls or floors that weren’t built to resist fire
  • Deciding what fire stopping a building needs
  • Problems with the door itself rather than the gap around the frame

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before you book.
