  • Certifying a building or signing off its fire safety
  • Doors that aren’t fire doors in the first place
  • Large holes that need a different fire-stopping system

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Fire rated sealant in Wellow

Fire stopping only performs as intended if it’s done to the detail: correct depth, correct backing and a product suited to the surfaces. That’s the part we focus on. If you’re dealing with standard silicone or caulk in a fire-stopping gap and open holes round services passing through fire walls, we can help, on door frames, linear gaps and service penetrations alike.

For a small place like Wellow, the journey and timings are agreed in advance, so the job can fit around bookings, guests or opening times where possible.

You get a 12-month guarantee, the same in Wellow as everywhere else we work.

Common problems we fix in Wellow

Much fire stopping is hidden: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

These are the problems we’re asked about most:

  • Unsealed gaps where pipes and cables go through a wall
  • Gaps filled with a product that is not fire-rated
  • Open gaps behind door architraves
  • Cracked or shrunken fire-rated sealant

Managing a site like Shalfleet Church of England Primary School? Then service openings in fire-resisting walls need checking after any refurbishment.

What your quote should include

  • Whether they’re fully insured
  • What product goes in the joint
  • What the cure time is
  • Who turns up on the day

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.

Masonry and concrete

Core-drilled and broken-out holes in concrete are often irregular. We check the gap size around the service against the product’s tested range.

How we quote for fire rated sealant

The quote reflects the job in front of us. We look at:

  • Mould in or behind the old joints
  • How easy the joints are to reach
  • The number and length of the joints
  • The number of rooms or windows

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

There’s no need for technical detail. Just tell us:

  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • The problem you’ve noticed
  • Roughly how big the job is

Asking for a quote is easy: let us know the job and the location. A few photos by email make the job easier to understand, and we will take it from there.

How it works

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on how many gaps there are. For a village or hamlet like Wellow, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Finally, we list where we worked and what we used, for your records.

Before we arrive

  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises
  • Mention any tricky access

Advice

Why act early in Wellow

Squirting in whichever sealant is nearest doesn’t make a fire seal. Fire-rated products are tested in set gap sizes, depths and substrates, which is why we match the product and the method to each gap. In a small place like Wellow, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

What you get with us

  • Full insurance on every job
  • Anti-fungal silicone where joints get wet
  • We leave the area clean and tidy
  • Approved under the ARBOMaster scheme

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

How long does the job take?

That depends on the amount of work, but as a guide it takes from a few hours to a few days, depending on the number of gaps and the access. We’ll give you a better idea when we quote.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

What does fire rated sealant cost?

Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or send us an email with a short description of the job.

Can you quote for more than one area?

Yes, we can. More than one area can be quoted together.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Flag any open gap you spot round a pipe or cable
  • Ask every contractor to reseal any fire stopping they disturb
  • Look in service cupboards and ceiling voids from time to time
  • Keep pictures of seals that will be hidden

Let contractors know where fire stopping has been done, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.

Workplaces and buildings in Wellow

If you run a hotel, guest house or holiday let in a coastal place like Wellow, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.

If you look after a church, hall or community building such as Wellow Baptist Church, gaps around pipes and cables are worth checking after any building work there.
