Fire rated sealant near Three Mills

Why deal with it now?

Fire-rated sealants need more care than everyday sealant. How it’s installed changes how it performs, and we work to the product details every time. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, ring 0345 464 0079 or email us for an honest opinion and a quote.

Why us?

  • Anti-fungal silicone where joints get wet
  • Rated 4.9 stars on Google
  • 20+ years of sealant experience
  • Domestic, commercial and hotel work

About our fire rated sealant in Three Mills

A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That detail is what we take care over, gap by gap. We work on plasterboard & masonry, door frames and service penetrations, and people most often call us about open gaps behind door architraves and fire stopping disturbed by later work.

London blocks of flats carry pipes and cables through walls and floors in their common parts and service risers. In Three Mills, building managers may need both fire-rated sealant around those openings and new sealant in shared washrooms.

There’s a 12-month guarantee on every job, whatever its size.

FAQs for Three Mills

Do you work in hotels near Three Mills?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Can you help a landlord with a rental near West Ham station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.

Can you tell me how many minutes the seal will last?

We don’t give ratings or certificates for our work. Your specification sets the requirement, and we fit a product whose tested details meet it.

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we’re using and why.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can you give us a record of the work?

Yes. We note each location and the product that went in, so you have it on file.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Quotes for fire rated sealant in Three Mills

For a quick quote, just ask. What matters most is:

  • How many rooms, windows or areas are involved
  • When we can work, for business premises
  • Access and height
  • The number and length of the joints

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Any previous sealing or DIY work
  • Roughly how big the job is
  • Pictures of the joints, sent by email
  • The problem you’ve noticed

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

The process

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes from a few hours to a few days, depending on the number of gaps and the access. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Three Mills. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • For indoor joints, keep the area dry beforehand if you can
  • Clear items away from the joints we are working on

How to look after the new joints

After the cure time, these simple habits help:

  • Take photos of fire stopping before ceilings or boxing go back
  • Report cracked or damaged seals as soon as you notice them
  • Look in service cupboards and ceiling voids from time to time
  • Store the list of sealed gaps with your building paperwork

Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and have them put right.

Any job that breaks through a wall or ceiling should include resealing. Doing it at the time avoids leaving gaps behind.

Common problems we fix in Three Mills

Gaps around door frames are easily missed. The architrave hides the gap between frame and wall, so it can be left open when a door is replaced.

Keep an eye out for any of the following:

  • Gaps where walls meet ceilings or slabs
  • Old fire sealant that has split or come away
  • Gaps around pipes and cables through fire-resisting walls
  • Holes left by a change of layout

Three Mills is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

What to look for in a quote

  • What happens if the job turns out different
  • How the colour is chosen
  • Which sealant they’ll use, and why
  • Whether they’re fully insured

How the job changes by surface

Masonry and concrete

Holes through concrete and block are rarely neat. We measure the gap at its widest point against the product’s tested range.

Flats and HMOs

Flats and HMOs rely on fire separation between homes and the common parts. We work through the gaps on your assessment, flat by flat if needed.

Commercial buildings in Three Mills

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details. Commercial buildings in London often have strict access rules and limited loading, so out-of-hours working can be arranged where needed.

Schools such as East London Science School are buildings too, and fire-stopping around service openings should be restored whenever new services go in. For landlords with property near West Ham station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.
