Sandhead Fire Rated Sealant
Fire rated sealant for Sandhead and the surrounding area: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Unsealed gaps around fire door frames
- Open joints along the top of partitions
- Joints picked up in a fire-stopping survey
What happens if it’s left?
Doing it once, properly, beats doing it twice. If the details weren’t followed, the seal may need redoing once someone inspects it. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
Why Sandhead customers choose us
- We never seal over old sealant
- An ARBOMaster approved applicator
- Anti-fungal silicone where joints get wet
- Neat joints and a tidy finish

Fire rated sealant in Sandhead
Where services or frames pass through a fire-resisting wall or floor, the gap around them needs a fire-rated seal. Each gap is sealed to the product maker’s tested detail for its size and substrate. If you have gaps left after a refit or conversion and open joints along the top of partitions, we can help.

Fire rated sealant in Sandhead: local notes
If you run a hotel, guest house or holiday let in a coastal place like Sandhead, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.
For jobs in and around Sandhead, choosing the right material for each joint is as important as a tidy finish. In and around Sandhead, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

Different surfaces, different methods
Flats and HMOs
Flats and HMOs rely on fire separation between homes and the common parts. We seal the gaps your assessor has identified room by room.
Service penetrations
Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. The sealant is chosen for what passes through and how wide the gap is.
Your questions about fire rated sealant in Sandhead
Do you cover smaller places like Sandhead?
Yes. Sandhead is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Sandhead, along with the rest of our area.
What’s the difference between intumescent and fire-rated sealant?
An intumescent sealant expands when it gets hot to help seal the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.
Can ordinary silicone be used in a fire-stopping gap?
No. It looks sealed but will not perform as fire stopping. A tested fire-rated product is needed, or ask us to do it.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures.
Will we have a record of what was sealed?
Yes. When the job is done, we give you the locations and products. Tell us if your assessor needs it in a particular format.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Aftercare tips
Looking after new joints is easy:
- Check risers, ceiling voids and cupboards during building checks
- Tell trades working in the building that fire seals must be put back
- Keep general-purpose foam and caulk away from fire-stopping gaps
- Keep the record of products and locations with your fire safety documents
Don’t add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. Ask us if you are not sure which product was used.
Open gaps do not only matter in a fire: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.

What else we do in Sandhead
When something else is needed
We will not take on work that will not last, so here’s what sealant cannot put right:
- Sign-off of the building, which sits with building control or your assessor
- Fire doors that need new seals, closers or hardware
- Big openings where sealant alone isn’t the tested solution
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.
