In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Common problems we fix in New Stevenston
If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it isn’t installed as tested. We see plenty of fire stopping that was hurried particularly when it was the last job before handover.
The most common problems we see are:
- Sealant items on a fire risk assessment action list
- Holes left by a change of layout
- Cracked or shrunken fire-rated sealant
- Open holes round services passing through fire walls
Managing a site like Taylor High School? Then service openings in fire-resisting walls need checking after any refurbishment.
What to look for in a quote
- Who does the work, and how experienced they are
- When the joint can take water or movement
- What insurance they hold

Your questions about fire rated sealant in New Stevenston
Will you come out to New Stevenston?
Yes, New Stevenston is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
I let a flat near Holytown station. Can you help?
Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
What does fire rated sealant cost?
It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk and tell us what needs doing and where.
Is there a guarantee?
Yes. All our work carries a one-year guarantee.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access.
Do you take on fire stopping in schools and offices?
Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Tell us how the building is used and we’ll plan around it.
Where do you work from?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Can I choose the sealant colour?
Usually, yes. White, clear and grey are common, and other colours are available for many products, and we’ll agree it with you first.
Honest limits
We will not take on work that will not last, so here’s what sealant can’t put right:
- Assessing a building’s fire safety
- Openings too large for sealant, which need batts, boards or another system
- Problems with the door itself rather than the gap around the frame
If in doubt, email us at info@mrmastic.co.uk and we will say what we think.
Surfaces we seal
- Plasterboard & masonry
- Door frames
- Service penetrations
- Flats & HMOs
- Pipe & cable gaps
- Linear gaps
Leave it or put it right?
Items left open on a fire risk assessment tend to come back at the next review. Having them sealed and recorded now means you can show the action was taken. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

How the job changes by surface
Linear gaps
Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement from the manufacturer’s details.
Door frames
Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size.
The process
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It generally takes a few hours for a handful of gaps, and longer for a whole building. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Old or unsuitable sealant is cut out and the gap cleaned.
- We put in whatever backing or fill the product detail specifies.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Locations and products are noted so you have them on file.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Mention any sign-in or site rules at work premises
- Clear the area around the work
