How we handle fire rated sealant in New Luce
Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. If you’re dealing with gaps flagged on a fire risk assessment and damaged fire sealant left by other trades, we can help, whatever the surface.
In a smaller place like New Luce, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
You get a one-year guarantee, the same in New Luce as everywhere else we work.

What affects the cost of fire rated sealant
Your quote is based on your job. We take into account:
- The amount of work
- How easy the joints are to reach
- Which sealant suits the joint
- Any working-time requirements on site
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
What to tell us for a quote
When you contact us, these details help:
- Pictures of the joints, sent by email
- Where the property is
- What’s wrong with the joints now
- Roughly how big the job is

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
Do you need fire rated sealant in New Luce?
Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. Rushed fire stopping is common, especially where it was squeezed in at the end of a project.
Signs it’s time to call us include:
- Unsealed gaps where pipes and cables go through a wall
- Open gaps behind door architraves
- Open joints along the top of partitions
- Cracked or shrunken fire-rated sealant
Whether the job is in New Luce itself or nearby, the right material for each joint matters as much as a neat finish.

What happens on the day
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes anything from a few hours to several days, depending on how many gaps there are from start to finish. Outside jobs in New Luce need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used for your records.
Getting ready for the visit

Aftercare tips
Good habits help new joints last longer. Our tips:
- Keep the record of products and locations with your fire safety documents
- Ask every contractor to reseal any fire stopping they disturb
- Keep photos of seals that will be hidden
- Get damaged fire seals looked at promptly
Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some cannot.
Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes and the job gets bigger.
Work for landlords, hotels and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.
FAQs for New Luce
Is New Luce within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
How do Scotland’s building regulations apply to fire-rated sealant in New Luce?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Is it OK to seal over old sealant?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
What’s the difference between intumescent and fire-rated sealant?
Intumescent describes a material that swells in heat. Many fire-rated sealants work this way, but not all and which one is used depends on the job.
Will the old sealant be removed?
Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.
Where is Mr Mastic based?
We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.
How do I get a quote for fire rated sealant in New Luce?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.
Is the work guaranteed?
Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.

More about fire-rated sealant
Leave it or put it right?
Sealant isn’t the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. We’ll say so if a gap needs something other than sealant. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.
