Fire rated sealant in Marehill, done properly

Filling a fire-stopping gap with standard silicone or caulk doesn’t make it fire-rated. We cut out the wrong material and the gap is resealed with a product tested for that use. If you have open holes round services passing through fire walls and cracked or shrunken fire-rated sealant, we can help.

For holiday lets, converted business premises or a community building near Marehill, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

There’s a 12-month guarantee on every job.

Leave it or put it right?

Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job. Older cottages and farmhouses around Marehill can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, call 0345 464 0079 or email us and we’ll give you an honest view and a quote.

Why us?

  • Quality sealants from Arbo and Everbuild
  • Sanitary silicone with an anti-fungal additive in wet areas
  • We never seal over old sealant
  • 20+ years of sealant experience

Different surfaces, different methods

Linear gaps

Long, narrow gaps appear where walls meet slabs and ceilings. They’re sealed with a fire-rated sealant over backing where the detail calls for it.

Masonry and concrete

Core-drilled and broken-out holes in concrete are often irregular. We check the gap size around the service against the product’s tested range.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Common problems we fix in Marehill

A lot of fire stopping is out of sight: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

These are the problems we are asked about most:

  • Open joints along the top of partitions
  • Unsealed gaps around fire door frames
  • Gaps around pipes and cables through fire-resisting walls
  • New service routes left unsealed after building work

If you let a flat or house near Pulborough station, any gap left by new services in shared walls should be closed with a fire-rated product.

Our hiring checklist

Fire rated sealant in Marehill: local notes

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

For buildings such as Wiggonholt Church, older buildings that have had new heating or wiring often have service gaps worth checking. Schools such as St Mary's Church of England Primary School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

When it is not the sealant

A few problems are outside what sealant work can do:

  • A wall that isn’t a fire-resisting element to begin with
  • Openings too large for sealant, which need batts, boards or another system
  • Fire risk assessments, which need a qualified assessor

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

Yes, Marehill is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing, and we will send you a clear quote.

Can you help a landlord with a rental near Pulborough station?

Yes, we work for landlords and letting agents. Just call 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Can I choose the sealant colour?

Normally, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before we start.

Where do you work from?

We are based in Crawley, and we work across South East England, London and Scotland.

What do you need from me for a quote?

Tell us what needs doing and where, plus photos if you have them. We will ask anything else we need to know.

What does intumescent mean?

An intumescent sealant expands when it gets hot to help seal the gap. Intumescent sealants are one kind of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

What do you put in the joint?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

The process

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take anything from a few hours to several days, depending on how many gaps there are. For a village or hamlet like Marehill, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. We record the locations and products used for your records.

Getting ready for the visit

How to look after the new joints

So the new joints stay in good condition:

  • Never patch a fire seal with standard sealant
  • Keep pictures of seals that will be hidden
  • Flag any open gap you spot round a pipe or cable
  • Do not paint over fire sealant until it has cured

Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and have them put right.

An open gap isn’t only a fire issue: noise, draughts and even pests can come through too. Sealing them early helps on every front.
