Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

What we’re called out for in Hyde

Sealant applied too thin, without the backing its detail needs, or onto dust will not perform as it was tested. Rushed fire stopping is common, especially where it was squeezed in at the end of a project.

These are the problems we’re asked about most:

  • Fire seals that have cracked with movement
  • New service routes left unsealed after building work
  • Linear gaps at the head of walls
  • Unsealed gaps where pipes and cables go through a wall

If you look after a church, hall or community building such as St Bartholomew's Church, gaps around pipes and cables are worth checking after any building work there.

What your quote should include

  • Are they insured?
  • What happens if they find a problem under the old sealant
  • How long to leave it before use
  • The length of the guarantee

10 questions to ask before booking

What happens if it’s left?

Sealant isn’t the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap isn’t suitable for sealant, we’ll tell you. In an older home around Hyde, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

How the visit works

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. A visit to Hyde is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Finally, we list where we worked and what we used, for your records.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Tell us about any previous sealing or DIY attempts
  • Keep children and pets away from the work area

Hyde questions

Is Hyde within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work in hotels near Hyde?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do you carry out fire risk assessments?

No. We follow the requirements from your assessor, designer or building control and install to the manufacturer’s details.

Do you do fire sealant around door frames?

Yes, if the gap is within the product’s tested range. We seal the frame-to-wall gap, not the door itself and we will tell you if we spot problems with the door.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

How long does the job take?

As a guide, most jobs take a few hours for a handful of gaps, and longer for a whole building. Larger jobs naturally take longer, and we will say how long yours will take.

Can I add another job to the visit?

Yes. Just list everything you need and we’ll quote it together.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.

What fire rated sealant looks like in Hyde

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details. Hyde has hotels and guest accommodation in and around it. Hotel work can be planned room by room, with out-of-hours working where needed.

For site and facilities teams at buildings such as St Bede Church of England Primary School, service openings in fire-resisting walls need checking after any refurbishment. For landlords with property near Winchester station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Hyde is about 1 mile north of Winchester, in Hampshire. Across the SO23 area, we can carry out fire rated sealant at your property. Across Hampshire, we cover 683 places, Hyde among them. We also work in Southampton, about 11 miles from Hyde.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Assessing a building’s fire safety
  • A wall that is not a fire-resisting element to begin with
  • Certifying a building or signing off its fire safety

If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer.

Surfaces we seal

  • Plasterboard & masonry
  • Pipe & cable gaps
  • Flats & HMOs
  • Service penetrations
  • Linear gaps
  • Door frames

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Never patch a fire seal with standard sealant
  • Take photos of fire stopping before ceilings or boxing go back
  • Check whether a sealant can be painted before decorating over it
  • Include hidden areas like risers in routine checks

Don’t drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.

If a fire risk assessment has flagged a gap, don’t leave it for the next one. Get it sealed and recorded so the item can be closed.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
