Workplaces and buildings in Hadley Wood

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details. There are hotels and other places to stay in and around Hadley Wood. Hotel work can be planned room by room, with out-of-hours working where needed.

As a London address, Hadley Wood can be tricky for parking: let us know about parking bays, permits or a driveway. Community buildings like St Paul's Church are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

Fire rated sealant in Hadley Wood

We don’t assess buildings or decide what fire stopping is needed; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We work on flats & HMOs, linear gaps and plasterboard & masonry, and people most often call us about fire stopping disturbed by later work and sealant items on a fire risk assessment action list.

Commercial work in London comes with its own logistics: loading restrictions, building rules and tight access. Timings and access are agreed with the building before work starts in Hadley Wood, and room-by-room programmes can be planned where needed.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Leave it or put it right?

Waiting for the next refit can leave a gap open for years. On its own, sealing it now is a small job. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

Signs you need fire rated sealant in Hadley Wood

Sealant applied too thin, without the backing its detail needs, or onto dust will not perform as it was tested. Rushed fire stopping is common particularly when it was the last job before handover.

These are the problems we’re asked about most:

  • Seals cut through by electricians, plumbers or data installers
  • Gaps left after a refit or conversion
  • Unsealed gaps around fire door frames
  • Sealant items on a fire risk assessment action list

If you look after a building such as Livingstone Primary and Nursery School, gaps opened by contractors for new cabling are a common finding in schools and offices.

What to look for in a quote

  • Which colour the sealant will be
  • What insurance they hold
  • Whether they seal over old material or remove it
  • What happens if they find a problem under the old sealant

Honest limits

In fairness, some problems need a different trade:

  • Sign-off of the building, which sits with building control or your assessor
  • Doors that aren’t fire doors in the first place
  • Assessing a building’s fire safety

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

Surfaces we seal

  • Service penetrations
  • Flats & HMOs
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Door frames
  • Linear gaps

What the job involves on each surface

Door frames

Behind most architraves is a gap between frame and wall. Where it’s open, we seal it to the product’s details for that gap size before the trim goes back.

Linear gaps

Some linear gaps have to cope with movement as well as fire. We choose a product and depth that suit the gap and the movement, following the tested detail.

How to look after the new joints

To keep the joints looking good and working properly:

  • Never patch a fire seal with standard sealant
  • Take photos of fire stopping before ceilings or boxing go back
  • Allow for resealing whenever new services are run
  • Ask which product was used before you paint

File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.

What we do, step by step

We bring everything the job needs with us, so you do not need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on how many gaps there are. In Hadley Wood, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Locations and products are noted so you have them on file.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Mention any leaks or damp you’ve noticed
  • Plan for the work area to be out of bounds to pets and children

Advice

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
