Hadley Wood External Mastic
External mastic for Hadley Wood, by sealant specialists with 20+ years’ experience. 180+ five-star Google reviews and a 4.9 rating.
- Rigid filler in a joint that should flex
- Gaps where render, brick and frames meet
- Hard, crazed mastic that has stopped moving
Leave it or put it right?
It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together. In a flat in Hadley Wood, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.
Why book with us
- Domestic, commercial and hotel work
- White, clear, grey or another colour, product permitting
- Over 20 years’ experience
- Any old sealant cut out fully, not covered over

External mastic for homes and businesses in Hadley Wood
On houses, flats and commercial buildings across Hadley Wood, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. If you have sealant that has lost its bond to the brick or render and weathered mastic that no longer stretches, we can put it right, whatever the surface.

Hadley Wood questions
Can you do external mastic in Hadley Wood?
Yes. We work across London and the South East, and Hadley Wood is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing.
Is parking an issue for external mastic in Hadley Wood?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few photos.
Is there a guarantee?
Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.
Which products do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
How long does external mastic take?
That depends on how much there is to do, but as a guide it takes anything from a few hours to several days, depending on the building. We will tell you when we quote.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Get split or bare joints resealed while the damage is small
- Check the sealant is paintable before painting near it
- Walk round the building once a year and look at the joints
- Keep water from gutters off the wall
Do not paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.
What the job involves on each surface
Joints between dissimilar materials
Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant so neither cracks the other.
Render joints
Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.
When it isn’t the sealant
In fairness, some problems need a different trade:
- Subsidence or other structural problems
- Adding movement joints to masonry that has none
- Failed render or damaged cladding panels
If you are not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
What affects the quote in Hadley Wood
There’s no set price list. What we look at:
- How easy the joints are to reach
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
- The number and length of the joints
What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.
Asking for a quote
What to tell us when you ask for a quote:
- A few pictures by email, if you can
- How many joints, rooms or windows are involved
- Whether it has been sealed before
- Access, such as stairs, a lift or height
There’s no standard price list. Instead, we give you a clear quote for your job. To get started, ring 0345 464 0079 or send us an email.
Hadley Wood buildings and the weather
Historic houses like Wyllyotts Manor (about 2.6 miles north) are a reminder that the area around Hadley Wood has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. In terraces and conversions, gutters and walls are often shared with the neighbours, so check who is responsible for the outside before booking.
Rented homes near Hadley Wood station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. As a London address, Hadley Wood can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. Schools such as Livingstone Primary and Nursery School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours to a few days, depending on the length of joint and the access, and the area is left clean. In Hadley Wood, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Getting ready for the visit
- Let us know if you’ve seen damp or leaks
- Keep children and pets away from the work area
- Mention if the joints have been sealed before
