Fire rated sealant near Gartmore

About our fire rated sealant in Gartmore

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. We work on linear gaps, flats & HMOs and pipe & cable gaps, and common reasons people get in touch are fire seals that have cracked with movement and holes left by a change of layout.

If you look after holiday lets, a guest house or a community building in or near Gartmore, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Big or small, you get the same 12-month guarantee in Gartmore and across Stirling.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

What fire rated sealant looks like in Gartmore

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

Around Gartmore, as everywhere, fire rated sealant is only as good as the preparation behind it.

Gartmore is about 15 miles north-east of Dumbarton, in Stirling. From the centre of Gartmore to the outskirts, fire rated sealant is available for homes and businesses alike. Gartmore is one of 55 places in Stirling we cover for fire rated sealant. There’s also a page for Glasgow, about 20 miles away.

All of FK8 is within our area for fire rated sealant, from the main roads to the quietest streets. Streets in the area include Main Street, Park Avenue and Jellicoe Avenue, all of which we cover. When it is not the sealant

Before booking, it’s worth knowing the limits too:

  • Large holes that need a different fire-stopping system
  • Fire doors that need new seals, closers or hardware
  • A wall that is not a fire-resisting element to begin with

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Surfaces we seal

  • Plasterboard & masonry
  • Service penetrations
  • Door frames
  • Flats & HMOs
  • Linear gaps
  • Pipe & cable gaps

What happens if it’s left?

Paying for fire stopping that has to be redone is a false economy. If the details weren’t followed, the seal may need redoing once someone inspects it. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

How it works

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It usually takes anything from a few hours to several days, depending on how many gaps there are. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your records.

Preparing for the visit

  • Tell us if parking is tricky
  • Move anything stored near the joints
  • Mention any leaks or damp you’ve noticed

Signs you need fire rated sealant in Gartmore

In some buildings the gap was filled with the wrong thing in the first place: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It looks sealed, but it isn’t fire-rated.

The most common problems we see are:

  • Damaged fire sealant left by other trades
  • Unsealed gaps around fire door frames
  • Old fire sealant that has split or come away
  • Gaps filled with a product that isn’t fire-rated

For buildings such as Gartmore Parish Church, service openings in its walls need the right fire-rated sealant, as in any building.

What your quote should include

  • How the joint is cleaned and prepared
  • Whether they seal over old material or remove it
  • Who turns up on the day
  • The length of the guarantee

Quotes for fire rated sealant in Gartmore

There’s no set price list, because jobs vary so much. What we look at:

  • How many areas need sealing
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • The product the joint needs

Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What to tell us for a quote

When you contact us, it’s useful to know:

  • Photos by email, if that’s easy
  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs
  • If someone has resealed it before

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

Gartmore questions

Do you cover Gartmore for fire rated sealant?

Yes, Gartmore is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

How do Scotland’s building regulations apply to fire-rated sealant in Gartmore?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Can I choose the sealant colour?

Generally, yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before we start.

What do you need from me for a quote?

Let us know what needs doing and where. We’ll ask anything else we need to know.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Keep general-purpose foam and caulk away from fire-stopping gaps
  • Plan fire stopping into any work that goes through walls or floors
  • Report cracked or damaged seals as soon as you notice them
  • Include hidden areas like risers in routine checks

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

Open gaps don’t only matter in a fire: noise, draughts and even pests can come through too. Sealing them early helps on every front.
