Trusted sand mastic in Gartmore

Sand mastic in Gartmore, done properly

A silicone bead around a sash window can look out of place and isn’t always the right material. Sand mastic is the traditional choice, and we can replace one with the other. If you have modern sealant on a period surround and crumbling sand mastic round a window, we can put it right, whatever the surface.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Common questions in Gartmore

Will you come out to Gartmore?

Yes. Gartmore is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is there a guarantee on sand mastic in Gartmore?

All our work, in Gartmore and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

What does sand mastic cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Can I paint the new mastic?

The usual advice is to leave sand mastic unpainted. If you are redecorating the window, ask us first and we will advise.

Do you offer different sealant colours?

Yes. Sealants come in white, clear, grey and other colours for many products, and we will agree it with you first.

Are you insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Where are you based?

We’re a Crawley-based firm. Our area covers South East England, London and Scotland.

Different surfaces, different methods

Period and listed homes

A traditional finish suits a period property, and sand mastic is one of them.

Stone surrounds

Sand mastic sits naturally against stone. The finish blends with the masonry.

What affects the quote in Gartmore

Call for a quick quote. The main things that affect it are:

  • The amount of work
  • Mould in or behind the old joints
  • How many areas need sealing
  • The product the joint needs

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • How we’d reach the joints
  • The type of property
  • Photos by email, if that is easy
  • Where the job is, and your postcode

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Why act early in Gartmore

New sash windows are a major, costly change, and in listed buildings it may need consent. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. Around Gartmore, water from a failed joint in an older stone home can soak into timber and plaster.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

How it works

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours per window, depending on the condition of the joints. Outside jobs in Gartmore need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Preparing for the visit

  • Keep children and pets away from the work area
  • Mention any parking rules near the property
  • For business premises, tell us about site rules or sign-in

Advice

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Have rotten timber repaired before new mastic goes in
  • Leave the new mastic unpainted
  • Plan mastic work ahead of painting
  • Look over the window mastic once a year

Avoid painting over the new mastic, which is the traditional advice. Ask us before any decorating around it.

Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall, so renewing it early is worth it.

Windows and doors in Gartmore

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. The west of Scotland is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.

Around Gartmore, as everywhere, sand mastic is only as good as the preparation behind it. For an older house near a landmark such as Gartmore Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
