Sand mastic near Kinlochard

Why it’s worth doing now in Kinlochard

Gaps round a sash window let in rain and draughts. Left, water can reach the timber and the wall so renewing it early protects the window. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint usually makes the job bigger, not smaller. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Sand mastic in Kinlochard, done properly

Sand mastic has long been used to fill the joint between timber frames and masonry. It’s a mix of sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. We work on stone surrounds, brick reveals and sash and case windows, and people most often call us about cracked mastic round a front door frame and wind and rain getting in round a sash window.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

When to call us in Kinlochard

Timber frames move with the seasons. That movement opens up the mastic joint little by little.

Keep an eye out for these signs:

  • Draughty sash windows at the surround
  • Crumbling sand mastic round a window
  • A silicone bead on a sash window that spoils the look
  • Cracked mastic round a front door frame

Whether the job is in Kinlochard itself or nearby, the right material for each joint matters as much as a neat finish.

Kinlochard questions

Is sand mastic in Kinlochard guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Can you do sand mastic in Kinlochard?

Yes, Kinlochard is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.

Can landlords and businesses book you?

Yes, often. We can quote for several properties at once.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Should I check with the council before work on a listed or conservation-area home?

Checking first is sensible. Ask your local planning authority whether consent is needed for listed or conservation-area properties.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Work for landlords, hotels and businesses

For anyone letting property in or around Kinlochard, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

How it works

When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for a single window, longer for several. Around Kinlochard, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. We rake out the old mastic and clean the joint.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children

Advice

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

When it isn’t the sealant

In fairness, some problems need a different trade:

  • Planning or listed building consent (your local planning authority decides)
  • Sash cords, weights and draught-proofing of the sashes
  • Damaged stone surrounds

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What we seal

  • Sash and case windows
  • Stone surrounds
  • Tenement windows
  • Timber door frames
  • Period & listed homes
  • Brick reveals

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Get any rot dealt with first
  • Ask us before painting near the mastic
  • Look over the window mastic once a year
  • Ask the planning authority about consent for listed or conservation-area homes

Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.

Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry so early renewal protects both.

Kinlochard homes and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Kinlochard is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.
