Fire rated sealant around Bourtreehill

For seaside hotels, guest houses and holiday lets around Bourtreehill, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.

If you let a flat or house near Irvine station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. For site and facilities teams at buildings such as Greenwood Academy, gaps opened by contractors for new cabling are a common finding in schools and offices.

How we handle fire rated sealant in Bourtreehill

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. We check the size and the substrate before choosing the product, then apply it to the depth its tested detail calls for. If you are dealing with gaps flagged on a fire risk assessment and holes left by a change of layout, we can put it right, whatever the surface.

Work in a place like Bourtreehill is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

You get a one-year guarantee, the same in Bourtreehill as everywhere else we work.

Questions from Bourtreehill

Is Bourtreehill within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

How do Scotland’s building regulations apply to fire-rated sealant in Bourtreehill?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Is the work guaranteed?

Yes. All our work carries a one-year guarantee.

How long does fire rated sealant take?

As a guide, most jobs take a few hours for a handful of gaps, and longer for a whole building. Larger jobs naturally take longer, and we’ll tell you how long to expect.

Can you fill the gap behind a fire door frame?

Yes, where the gap suits a sealant detail. We seal the frame-to-wall gap, not the door itself and we will tell you if we spot problems with the door.

Do you work in flats, HMOs and commercial buildings?

Yes. We regularly work in flats, HMOs, schools and offices while they’re in use. Out-of-hours work can be arranged if that suits the building.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

What we can’t put right

To be straight with you, some problems need a different trade:

  • Large holes that need a different fire-stopping system
  • Issuing a fire rating or certificate for a building
  • Fire doors that need new seals, closers or hardware

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Door frames
  • Flats & HMOs
  • Linear gaps
  • Plasterboard & masonry
  • Service penetrations
  • Pipe & cable gaps

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Ask every contractor to reseal any fire stopping they disturb
  • Check whether a sealant can be painted before decorating over it
  • Flag any open gap you spot round a pipe or cable
  • Take pictures of fire stopping before ceilings or boxing go back

Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

Open gaps do not only matter in a fire: they also let noise, draughts and sometimes pests through. Sealing them early helps on every front.

Different surfaces, different methods

Linear gaps

Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both.

Flats and HMOs

In occupied buildings, we plan the order of work with you. We agree access to each flat and the common parts before work begins to keep disruption down.

What affects the quote in Bourtreehill

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • How many areas need sealing

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before work begins, so you know where you stand.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • Any previous sealing or DIY work

To get a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We will send you a clear quote before any work starts.

What we do, step by step

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes from a few hours to a few days, depending on the number of gaps and the access from start to finish. Around Bourtreehill, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises
  • Keep children and pets away from the work area

Advice

Leave it or put it right?

Leaving a gap until a refurbishment comes round can mean years with it open. Sealing the gap now is a contained job on its own that does not depend on other work. Around Bourtreehill, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not guesswork. That is why we ask a few questions first.
