External & façade joints in Westfield, West Lothian
Sealing brickwork movement joints, render, cladding and façade joints for homes and businesses in Westfield and across West Lothian. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Rigid filler in a joint that should flex
- Leaking joints around cladding and façade panels
- Failed seals between different materials
Why it’s worth doing now in Westfield
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way, and access only has to be arranged once. In a place like Westfield, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
What you pay reflects the work, not guesswork. That is why we ask a few questions first and agree the price before starting.

External mastic for homes and businesses in Westfield
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where mortar or filler would crack. We work on concrete & block, façade panels and render & cladding joints, and common reasons people get in touch are movement joints with cracked, split or missing sealant and movement joints filled with mortar instead of sealant.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.
Each job carries a 12-month guarantee, whatever its size.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
External mastic in Westfield: local notes
Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Rented homes near Armadale station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Honest limits
We will always be straight with you, so here’s what new sealant will not do:
- Cracks in the bricks or render themselves, away from the joints
- Render that is blown, hollow or coming away
- Movement that’s more than a sealant joint can take
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
Joints and surfaces we work on
- Brickwork movement joints
- Façade panels
- Copings & trims
- Render & cladding joints
- Joints between brick and frames
- Concrete & block
The process
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes anything from a few hours to several days, depending on the building. Outdoor work around Westfield depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- Mention any tricky access
- Tell us if parking is tricky

Your questions about external mastic in Westfield
Will you come out to Westfield?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
I let a flat near Armadale station. Can you help?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.
Are you ARBOMaster approved?
Yes. We hold ARBOMaster approved applicator status.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Are you fully insured?
Yes. We are fully insured.
Where are you based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
How do you reach high-level joints?
It depends on the height and the site. Low-level joints are straightforward; for higher ones, send details and we will confirm the access.
What is a movement joint?
Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking and needs a flexible seal, not mortar.
Do you need external mastic in Westfield?
Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.
It’s worth asking for a quote if you see:
- Joints with sealant missing in places
- Gaps where render, brick and frames meet
- Joints pointed up with cement by mistake
- Leaking joints around cladding and façade panels
In and around Westfield, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
Before you book anyone
- What product goes in the joint
- Whether VAT is included
- What happens if they find a problem under the old sealant
- When the joint can take water or movement
What affects the quote in Westfield
Every job gets its own quote. This is what makes a difference:
- The product the joint needs
- How much old sealant there is and how hard it is to remove
- The size of the job
- Working hours on commercial sites
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Whether it’s a home or a business
- What the problem is, such as mould, gaps, leaks or cracking
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear price before any work starts.
