About our external mastic in Avonbridge
Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. If you have panel joints letting water in and brick movement joints where the sealant has split, we can help.
Outside joints can only be sealed when they’re dry, so work in Avonbridge depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.
A 12-month guarantee comes as standard, so you are covered after we’ve gone.

Questions from Avonbridge
Will you come out to Avonbridge?
Yes, Avonbridge is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you do external mastic in Avonbridge?
Yes. Our work covers the whole of Scotland, and Avonbridge is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Can you match the colour of my brickwork?
The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. Exterior sealants come in a good range of colours.
Are you fully insured?
Yes. We are fully insured.
Can you do several jobs on one visit?
Yes. Just list everything you need and we will quote it together.
Can a movement joint be filled with mortar?
No, not if it’s a movement joint. Pointing it stops it working, and the wall may crack nearby. We will reseal it with a flexible sealant.
Is it OK to seal over old sealant?
No, because it fails. We remove every bit of old sealant first.
Aftercare tips
After the cure time, these simple habits help:
- Check external joints each spring
- Show decorators and builders where the movement joints are
- Leave the joints unpainted unless we have said otherwise
- Make sure movement joints aren’t pointed over
If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They must stay as flexible joints, never rendered or pointed over.
Act while the splits are small. At that stage it’s a simple cut out and reseal.
What happens if it’s left?
Sealing over the top of old mastic does not hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. In a place like Avonbridge, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

What external mastic looks like in Avonbridge
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
Rented homes near Blackridge station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. Around Avonbridge, as everywhere, external mastic is only as good as the preparation behind it.

What affects the cost of external mastic
We quote each job individually. This is what makes a difference:
- The old material and how stubborn it is
- The type of sealant required
- Any working-time requirements on site
- Access and height
What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear quote before we start.
Asking for a quote
Photos help, but a description is a good start. Please mention:
- Any access issues, like height or stairs
- Whether it’s a home or a business
- The rough size of the job
- Where the job is, and your postcode
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
How the visit works
Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Avonbridge need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Preparing for the visit
- Mention any sign-in or site rules at work premises
- Tell us about any previous sealing or DIY attempts
- Keep pets and children clear of the area while we work

Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.
Joints between dissimilar materials
Different materials may need different primers. We prepare both faces so the sealant bonds properly.
Should I try it myself first?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
