External Mastic in Standburn
Sealing brickwork movement joints, render, cladding and façade joints for homes and businesses in Standburn and across Falkirk. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Joints with sealant missing in places
- Joints pointed up with cement by mistake
- Joints where the bead has come unstuck
Why deal with it now?
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

External mastic for homes and businesses in Standburn
Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. We work on concrete & block, brickwork movement joints and render & cladding joints, and common reasons people get in touch are gaps where render, brick and frames meet and rigid filler in a joint that should flex.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

Do you need external mastic in Standburn?
Weeds, moss and debris in a joint are a sign the sealant has gone. Roots and dirt hold water against the wall.
These are the problems we’re asked about most:
- Old sealant gone brittle and cracked
- Water getting into walls through failed joints
- Joints where the bead has come unstuck
- Plants rooting in failed movement joints
If you let a flat or house near Polmont station, split movement joints are easy to miss on a rental until damp shows inside.
Questions to ask before you book
- Whether you can choose the colour
- The length of the guarantee
- What insurance they hold
- Is VAT in the price?
Aftercare tips
How long the joints last depends on use and care. We suggest:
- Point out the joints to other trades
- Avoid pressure-washing directly into sealant joints
- Leave the joints unpainted unless we’ve said otherwise
- Look over the joints every year, ideally after winter
Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.
An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick.
What affects the cost of external mastic
You’ll get a clear quote before we start. It’s based on:
- Which sealant suits the joint
- The amount of work
- Whether old sealant or filler has to be cut out
- How easy the joints are to reach
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.
What to tell us for a quote
When you call or email, it’s useful to know:
- Where the job is, and your postcode
- Any access issues, like height or stairs
- What’s wrong with the joints now
- The type of property
For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before any work starts.
Surface by surface
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.
Cladding and façade panels
Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.
How it works
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- We clean both faces of the joint and prime them where the product calls for it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
How to prepare
- Clear items away from the joints we’re working on
- Tell us about any water getting in
- On commercial sites, let us know about site rules

Cure times vary by product and the conditions. Before we leave, we’ll tell you the cure time.
External mastic in Standburn: local notes
Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
