Gutter sealing near Westfield

What happens if it’s left?

A new garage door is not needed for a leaking frame. Resealing the frame joint is often enough, if the frame itself is sound. In an older home around Westfield, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

About our gutter sealing in Westfield

Failed sealant round a garage door frame lets rain blow in. We cut out the old sealant and reseal the frame using a sealant made for outdoor use. We work on roofline trims, gutter end caps and garage door frames, and common reasons people get in touch are cracked sealant along roofline trims and failed sealant on a garage door frame.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

We stand behind the work with a one-year guarantee.

Landlord and commercial work in Westfield

We also work for property managers and facilities teams. We can quote a run of properties together.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

How it works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes anything from an hour or two to a few hours. Outdoor work around Westfield depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We find where the water is coming from and check the gutter is sound.
  2. We remove the old sealant and clean the joint.
  3. We dry the joint so the new sealant can bond.
  4. We seal the joint with a sealant made for gutters.
  5. The gutter is checked and debris around the joints cleared.

Before we arrive

  • Clear items away from the joints we’re working on
  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises

Advice

When to call us in Westfield

Water spilling over a blocked gutter is often mistaken for a leak. A blocked downpipe makes water back up so we check the cause first.

People generally contact us when they notice one of these:

  • Garage door frames letting rain in
  • Stop ends leaking at the end of a run
  • Earlier gutter repairs that have peeled off
  • Fascia boards with gaps between them

If you let a flat or house near Armadale station, leaking gutter joints on a rental are best caught before they stain the walls.

What your quote should include

  • What the cure time is
  • Is the old sealant removed completely?
  • Is VAT in the price?
  • What happens if they find a problem under the old sealant

Choosing a sealant specialist

Westfield buildings and the weather

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Around Westfield, as everywhere, gutter sealing is only as good as the preparation behind it.

Westfield questions

Will you come out to Westfield?

Yes. Westfield is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Westfield for gutter sealing?

Yes. Our work covers the whole of Scotland, and Westfield is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

How long before the joint can be used?

It depends on the product. Before we leave, we’ll tell you the cure time.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Will sealing fix a sagging gutter?

Not for long. The joint will pull apart so the gutter has to be refixed first.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

When something else is needed

A few problems are outside what sealant work can do:

  • Blocked downpipes
  • A gutter length that has split
  • Roof leaks, slipped tiles or failed flashing (a roofer’s job)

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Gutter joints
  • Roofline trims
  • Garage door frames
  • Gutter end caps
  • Soffit joints
  • uPVC fascias

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Get leaks sealed before the wet months
  • Keep downpipes clear
  • Check fascia and soffit joints for gaps
  • Keep an eye out for wet patches below a joint

Make sure downpipes are not blocked, so water can get away. A blocked pipe backs water up to the joints.

If an end cap is dripping, deal with it before winter. Water down the wall all winter can cause damp inside.
