How the job changes by surface
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joints work hard every day. We choose the product to suit.
Copings and trims
A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.
About our external mastic in West Barns
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. We work on concrete & block, joints between brick and frames and copings & trims, and the jobs we see most are moss and dirt in joints with no sealant left and weathered mastic that no longer stretches.
Outside joints can only be sealed when they’re dry, so work in West Barns depends on the weather. Tell us how to reach each wall, gutter and roofline.
Big or small, it’s backed by our one-year guarantee.

Landlords, agents and businesses in West Barns
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.
How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Leave the joints unpainted unless we’ve said otherwise
- Clear growth from the base of walls and joints
- Fix overflowing gutters above sealed joints
- Walk round the building once a year and look at the joints
Don’t paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted and spoil the finish.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

External mastic in West Barns: local notes
West Barns is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Homes close to Belhaven Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. If you let a flat or house near Dunbar station, outside joints that have cracked can let damp into a rental, so check them between lets.
West Barns is about 9 miles east of Haddington, in East Lothian. Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Common questions in West Barns
Can you help a landlord with a rental near Dunbar station?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
Do you cover smaller places like West Barns?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is the work guaranteed?
Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.
How do you reach high-level joints?
It depends on the building. Where joints can be reached safely, we’ll do them. Give us some details and we will confirm the access.
What does external mastic cost?
It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access.
Can new sealant go over the old?
No. The old sealant always comes out first, so the new joint bonds to clean surfaces.
Do you use backing rod?
We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back so the bead can stretch.
Leave it or put it right?
Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and doesn’t last. In a place like West Barns, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

The process
Before we leave, we go over the finished joints with you. The work normally takes anything from a few hours to several days, depending on the building, depending on the size of the job. Outdoor work around West Barns depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
Getting ready for the visit

When something else is needed
A few problems are outside what sealant work can do:
- Movement that’s more than a sealant joint can take
- Rising or penetrating damp from elsewhere in the wall
- Cutting new joints into brickwork, which is building work rather than sealant work
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
