External mastic in Belhaven
External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We take the old material out and do it properly. We work on copings & trims, brickwork movement joints and joints between brick and frames, and common reasons people get in touch are failed sealant between panels on a façade and gaps where render, brick and frames meet.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
You get a one-year guarantee, the same in Belhaven as everywhere else we work.

What we can’t put right
We’d rather tell you now than do work that won’t last, so these are the limits:
- Structural movement, which needs a surveyor or engineer
- Loose or hollow render, which needs re-rendering
- Adding movement joints to masonry that has none
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What affects the cost of external mastic
Jobs vary more than people expect. What affects the quote:
- The product the joint needs
- The size of the job
- Whether the work is at height
- When we can work, for business premises
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
Helping us quote
There’s no need for technical detail. Just tell us:
- The address or postcode of the job
- The problem you’ve noticed
- Whether it has been sealed before
- How we’d reach the joints
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Ask before painting over external sealant
- Never let anyone fill a movement joint with mortar
- Check external joints each spring
- Clear growth from the base of walls and joints
Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead.
A joint that has stopped moving pushes the movement elsewhere, normally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.
Belhaven questions
Can you help a landlord with a rental near Dunbar station?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Do you cover smaller places like Belhaven?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
How long does external mastic last?
That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and reseal when it splits.
Do you work at height?
That depends on the building and the joints. We work on joints that can be reached safely. Give us some details and we’ll confirm the access.
What information do you need?
Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.
Why do you put foam in the joint first?
Closed-cell backing rod sets the depth of the sealant and stops it sticking to the back of the joint. That way it bonds to the two sides only and can stretch.
Do you do commercial work?
Yes. We have worked for hotels, offices and other businesses and we are fully insured.
Can I add another job to the visit?
Yes. Just list everything you need and we’ll quote it together.
Belhaven buildings and the weather
Belhaven is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
If you live in an older home near Belhaven Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

Different surfaces, different methods
Cladding and façade panels
If the façade has a specified sealant, that is what we use or an approved alternative. Send us any details you have about the façade.
Joints between dissimilar materials
Wherever two materials meet, they move differently. A flexible sealant bridges the two.
What happens on the day
We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. Outdoor work around Belhaven depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Clear the area around the work
- Tell us about any previous sealing or DIY attempts

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Do you need external mastic in Belhaven?
A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.
If you can see any of these, it’s time to have the joints looked at:
- Failed seals between different materials
- Moss and dirt in joints with no sealant left
- Sealant that has lost its bond to the brick or render
- Joints pointed up with cement by mistake
Rented homes near Dunbar station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.
What to look for in a quote
- What insurance they hold
- Whether VAT is included
- When the joint can take water or movement
- Whether all the old sealant comes out first
