External mastic near Tulse Hill

How the job changes by surface

Cladding and façade panels

If the façade has a specified sealant, that’s what we use. Tell us what the building has when you get in touch.

Joints between dissimilar materials

Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.

External mastic in Tulse Hill, done properly

Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we will confirm what’s needed to reach them safely. We work on copings & trims, render & cladding joints and joints between brick and frames, and the jobs we see most are movement joints with cracked, split or missing sealant and hard, crazed mastic that has stopped moving.

In London terraces and converted houses, gutters and walls are often shared with the house next door, so a leaking gutter joint or failed wall joint can affect more than one home. For a flat in Tulse Hill, check the lease for who looks after the outside.

Every job is covered by a one-year guarantee.

Landlords, agents and businesses in Tulse Hill

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

Leave it or put it right?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

What sealant work cannot fix

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Structural movement, which needs a surveyor or engineer
  • Render that’s blown, hollow or coming away
  • Cracking across the wall rather than at a joint

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before booking.

What we do, step by step

Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the size of the job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Tulse Hill. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Do you work for landlords with property near Tulse Hill station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Is parking an issue for external mastic in Tulse Hill?

Parking in Tulse Hill, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

How long does the job take?

As a guide, most jobs take a few hours to a few days, depending on the length of joint and the access. Bigger jobs take longer, and we’ll tell you how long to expect.

Do you cover Tulse Hill?

Yes. We’re based in Crawley and work across South East England, London and Scotland.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used.

Is the work guaranteed?

Yes, always. There’s a 12-month guarantee on every job, large or small.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Have failed joints looked at early
  • Ask before painting over external sealant
  • Keep water from gutters off the wall
  • Don’t let climbing plants root in the sealant

Avoid pressure-washing straight into the joints. High-pressure water can lift the edges over time.

Act while the splits are small. Then it’s a straightforward cut-out and reseal before water has had years to get in.

Walls and rooflines in Tulse Hill

With historic houses such as Kingswood House (about 1.6 miles south-east) nearby, there’s older building stock in the area around Tulse Hill as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Managing a site like St Martin-In-The-Fields High School for Girls? Then its movement joints, gutters and trims need looking after like any other building’s. For an older house near a landmark such as Holy Trinity Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Do you need external mastic in Tulse Hill?

If plants are growing out of a joint, the sealant has generally failed or was never there. Dirt and roots then trap moisture in the joint and make things worse.

The most common problems we see are:

  • Water getting into walls through failed joints
  • Plants rooting in failed movement joints
  • Gaps where render, brick and frames meet
  • Rigid filler in a joint that should flex

As a London address, Tulse Hill can be tricky for parking: let us know about parking bays, permits or a driveway.
