External Mastic in Corrie
External mastic for Corrie and the surrounding area: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Old sealant gone brittle and cracked
- Brick movement joints where the sealant has split
- Joints pointed up with cement by mistake
How we handle external mastic in Corrie
A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. We’re often asked to deal with weeds or debris growing in open joints and movement joints with cracked, split or missing sealant, on concrete & block, joints between brick and frames and render & cladding joints.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

Leave it or put it right?
Sealing over the top of old mastic does not hold for long. The new layer can’t bond properly to old, weathered material, so we always take the old sealant out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.

Your questions about external mastic in Corrie
Do you cover Corrie for external mastic?
Yes. We work across all of Scotland, and Corrie is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Does the coastal weather in Corrie affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Where do you work from?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Can you match the colour of my brickwork?
We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin from the range available.
Can I do it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
How long does the job take?
A typical job takes anything from a few hours to several days, depending on the building, including preparation and clearing up. We’ll confirm how long when we quote.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.

How the visit works
There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes a few hours to a few days, depending on the length of joint and the access for a typical job. For a place like Corrie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Clear the area around the work
- Tell us if parking is tricky
- Keep pets and children clear of the area while we work

Related advice
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Point out the joints to other trades
- Make sure movement joints are not pointed over
- Clear growth from the base of walls and joints
- Wash walls gently around the sealant
Do not paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint, and paint can crack as the joint moves.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage.
What the job involves on each surface
Render joints
Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.
Cladding and façade panels
Cladding and façade panels are generally separated by sealed joints. We reseal them with a sealant suited to the panel material.
When something else is needed
New sealant cannot fix everything, and we’ll tell you before any work starts. Sealant will not put right:
- Cracked brickwork or render that needs a builder or plasterer
- Adding movement joints to masonry that has none
- Render that’s blown, hollow or coming away
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

How we quote for external mastic
The quote reflects the job in front of us. We take into account:
- When we can work, for business premises
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
- Access and height
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.
Helping us quote
Photos help, but a description is a good start. Please mention:
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- What’s wrong with the joints now
- Any access issues, like height or stairs
Asking for a quote is easy: tell us what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
Outside joints around Corrie
Corrie is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
Whether the job is in Corrie itself or nearby, the right material for each joint matters as much as a neat finish. Around Corrie, as everywhere, external mastic is only as good as the preparation behind it.
