Corrie Remedial Sealant
Removing failed, mouldy or leaking sealant and putting it right for homes and businesses in Corrie and across North Ayrshire. Fully insured, ARBOMaster approved and guaranteed for a year.
- Smears and lumps from a botched reseal
- Sealant applied over old sealant that has lifted
- Worktop sealant that has shrunk and split
How we handle remedial sealant in Corrie
A movement joint stops working when its sealant splits or sets hard. We cut out the failed sealant and set the depth with backing, then a flexible sealant matched to the movement goes in. We’re often asked to deal with mould trapped under a layer of silicone and repeat leaks from the same joint, on failed movement joints, botched or over-sealed joints and mouldy bath & shower sealant.
Bathrooms in smaller places like Corrie work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Every job is covered by our 12-month guarantee, wherever you are in North Ayrshire.

Leave it or put it right?
Ripping out a bathroom isn’t generally needed. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you will hear it from us. Around Corrie, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

How the visit works
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the amount of work. For a place like Corrie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We look at how the sealant has failed and check for movement or a leak path.
- Every layer of old sealant is cut and cleaned out.
- Next, any mould is treated and the joint dried.
- Moving joints get backing and a flexible sealant to suit.
- We tool the joint and tell you about anything else that needs attention.
Before we arrive
- Tell us about any water getting in
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about access, such as stairs, a lift or high-level joints

Keeping the joints in good condition
So the new joints stay in good condition:
- Always have old sealant cut out, not covered
- Air the bathroom so the sealant can dry
- Don’t point over movement joints
- Use a soft cloth, not a scourer, on silicone
Give the new sealant its full cure time: follow the cure time we give you.
A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into floors, walls or ceilings. Sorting it early limits the damage.
What remedial sealant looks like in Corrie
Corrie is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
In and around Corrie, as anywhere, good remedial sealant starts with a clean, dry, properly prepared joint.

Honest limits
A few problems are outside what sealant work can do:
- Cracks in the fitting rather than the joint
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Tiles that have come away from the wall
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Common questions in Corrie
Is there a guarantee on remedial sealant in Corrie?
All our work, in Corrie and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Is Corrie in your area for remedial sealant?
Yes. We work across all of Scotland, and Corrie is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Can you match the sealant colour?
We help you choose a colour that suits, from white and clear to greys and other shades. The product needed can limit the range.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. Repeat leaks generally come from over-sealing, movement or water getting in elsewhere, so we find that first.
Can landlords and businesses book you?
Yes. We work for homeowners, landlords, letting agents, businesses and hotels across North Ayrshire.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Do you take out the old sealant first?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
When is the sealant fully cured?
It depends on the product. Before we leave, we will tell you the cure time.

Quotes for remedial sealant in Corrie
Your quote is based on your job. We take into account:
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
- Access and height
- Whether there’s mould to deal with
What you pay reflects the work, not guesswork. That is why we ask a few questions first and agree the price before starting.
Helping us quote
Before you ask for a quote, have a think about:
- The rough size of the job
- What’s wrong with the joints now
- If someone has resealed it before
- Where the property is
Getting a quote is simple: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will come back to you with a quote.
When to call us in Corrie
All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould, faster where ventilation is poor. Then the only fix is removal and a new bead.
It’s worth asking for a quote if you see:
- Sealant applied over old sealant that has lifted
- Beads that never stuck properly
- A shower that leaks however often it’s resealed
- Mould trapped under a layer of silicone
Whether the job is in Corrie itself or nearby, the right material for each joint matters as much as a neat finish.
Questions to ask before booking
