- Brick movement joints where the sealant has split
External mastic in Broomlands, done properly
Low-level joints can normally be done from the ground. For joints higher up, give us some details of the building and we will confirm what access is needed. If you have cracked joints where brick meets render or frames and failed sealant between panels on a façade, we can put it right.
In and around a place like Broomlands, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

What we cannot put right
We will not take on work that won’t last, so these are the limits:
- Loose or hollow render, which needs re-rendering
- Cracks in the bricks or render themselves, away from the joints
- Adding movement joints to masonry that has none
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

How it works
When we arrive, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to several days, depending on the building. Around Broomlands, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know if you’ve seen damp or leaks
- Tell us about any previous sealing or DIY attempts

Different surfaces, different methods
Copings and trims
Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible.
Joints between dissimilar materials
Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.
For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.
If you manage several properties in or around Broomlands, several properties can be quoted together. Just tell us the addresses and what each one needs.
FAQs for Broomlands
Do you cover smaller places like Broomlands?
Yes. Broomlands is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Does living near the coast affect external mastic in Broomlands?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
How long should I leave it?
Different products cure at different speeds, so follow the cure time we give you when we finish.
Can you seal joints between render and window frames?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.
Do you use backing rod?
Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back so the bead can stretch.
Can new sealant go over the old?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
Can landlords and businesses book you?
Yes, we do. We work in homes, commercial premises and hotels.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

External mastic in Broomlands: local notes
Broomlands is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Broomlands is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
If you let a flat or house near Irvine station, outside joints that have cracked can let damp into a rental, so check them between lets. If you look after a building such as Greenwood Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Historic houses such as Girgenti House, about 3.3 miles north-east, show how far back building around Broomlands goes, and older homes nearby need a sealant that suits their walls.

What affects the cost of external mastic
We quote each job individually. This is what makes a difference:
- The number and length of the joints
- How much old sealant there is and how hard it is to remove
- When we can work, for business premises
- The type of sealant required
What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.
What to tell us for a quote
You do not need to know the technical terms. It helps if you can tell us:
- Roughly how big the job is
- Pictures of the joints, sent by email
- The problem you’ve noticed
- Where the job is, and your postcode
For a quote, send an email to info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear quote before any work starts.
What happens if it’s left?
The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render near the open joint, so the damage spreads beyond the joint. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Can I do it myself?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
