External mastic in Baldernock

Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we will confirm what access is needed. We’re often asked to deal with joints where the bead has come unstuck and movement joints with cracked, split or missing sealant, across copings & trims, render & cladding joints and façade panels.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

Every job comes with a one-year guarantee, wherever you are in East Dunbartonshire.

How the visit works

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It generally takes anything from a few hours to several days, depending on the building. Outdoor work around Baldernock depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed
  • Keep children and pets away from the work area

Advice

Baldernock questions

Is Baldernock within the area you cover?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you cover Baldernock for external mastic?

Yes. We work across all of Scotland, and Baldernock is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Do you guarantee your work?

Yes. All our work carries our 12-month guarantee.

Why do you put foam in the joint first?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Do the sealants smell?

There can be a smell while the sealant cures. Opening a window helps.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What affects the cost of external mastic

You will get a clear quote before work begins. It takes into account:

  • How many rooms, windows or areas are involved
  • The old material and how stubborn it is
  • Mould in or behind the old joints
  • Whether the work is at height

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Access, such as stairs, a lift or height
  • Any previous sealing or DIY work
  • The type of property
  • Pictures of the joints, sent by email

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

How the job changes by surface

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Get split or bare joints resealed while the damage is small
  • Fix overflowing gutters above sealed joints
  • Never let anyone fill a movement joint with mortar
  • Keep high-pressure jets off the joints

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

Once a joint cannot move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.

Baldernock buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. The west of Scotland is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

In the older streets around Baldernock Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep. For landlords with property near Milngavie station, outside joints that have cracked can let damp into a rental, so check them between lets. Schools such as Boclair Academy are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

What happens if it’s left?

Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. In a place like Baldernock, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
