About our external mastic in Torrance

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it. If you’re dealing with hard, crazed mastic that has stopped moving and brick movement joints where the sealant has split, we can put it right, whatever the surface.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

All our work is covered by our 12-month guarantee, wherever you are in East Dunbartonshire.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Walk round the building once a year and look at the joints
  • Point out the joints to other trades
  • Ask before painting over external sealant
  • Clear growth from the base of walls and joints

Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.

When it is not the sealant

To be straight with you, some problems need a different trade:

  • Rising or penetrating damp from elsewhere in the wall
  • Movement that’s more than a sealant joint can take
  • Cutting new joints into brickwork, which is building work rather than sealant work

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Torrance: your questions answered

Do you work for landlords with property near Bishopbriggs station?

Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Is Torrance in your area for external mastic?

Yes, Torrance is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Is there a guarantee?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

Can you seal joints between two different materials?

Yes. Where different materials meet is one of the most common joints we seal. We use a flexible sealant suited to both surfaces with primer where required.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Are you fully insured?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

What we are called out for in Torrance

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

Keep an eye out for any of the following:

  • Joints with sealant missing in places
  • Weathered mastic that no longer stretches
  • Sealant pulling away from one side of the joint
  • Joints pointed up with cement by mistake

For site and facilities teams at buildings such as Bishopbriggs Academy, larger buildings have long runs of movement joint that eventually need resealing.

What your quote should include

  • What guarantee comes with the work
  • Which sealant they’ll use, and why
  • How long to leave it before use
  • How the colour is chosen

Choosing a sealant specialist

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a handful of joints, longer for a whole elevation and we leave things clean and tidy. For a place like Torrance, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Clear the area around the work
  • For indoor joints, keep the area dry beforehand if you can

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Surface by surface

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.

Cladding and façade panels

Cladding and façade panels are usually separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

What external mastic looks like in Torrance

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you live in an older home near Cadder Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain. Letting a property close to Bishopbriggs station? Then split movement joints are easy to miss on a rental until damp shows inside.
