What affects the cost of external mastic

We quote each job individually. This is what makes a difference:

  • The product the joint needs
  • The size of the job
  • How many areas need sealing
  • Whether there’s mould to deal with

Leaving a failed joint normally makes the job bigger, not smaller. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • The type of property
  • Pictures of the joints, sent by email
  • Roughly how big the job is
  • Access, such as stairs, a lift or height

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.

External mastic for homes and businesses in Balmore

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing, and we do not skip that step. Common call-outs are for hard, crazed mastic that has stopped moving and water getting into walls through failed joints, across render & cladding joints, concrete & block and brickwork movement joints.

External sealant needs dry surfaces, so outdoor work around Balmore is planned around the weather. Let us know about access to every wall and roofline.

There’s a 12-month guarantee on every job, whatever its size.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Honest limits

A few problems are outside what sealant work can do:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Adding movement joints to masonry that has none
  • Cracking across the wall rather than at a joint

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

For landlords and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

If you manage several properties in or around Balmore, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and pictures by email help.

Why deal with it now?

Running new sealant over the old bead rarely lasts. New sealant does not bond well to old, weathered sealant, so we always take the old sealant out. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

FAQs for Balmore

Do you cover smaller places like Balmore?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Bishopbriggs station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Can I add another job to the visit?

Yes. Just list everything you need and you’ll get one quote.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages.

Can you seal joints between two different materials?

Yes. Different materials move at different rates, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.

Should I point up the gap in my brickwork?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. We’ll reseal it with a flexible sealant.

What we do, step by step

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Outside jobs in Balmore need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Mention any sign-in or site rules at work premises
  • Clear the area around the work

What the job involves on each surface

Copings and trims

A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. They’re resealed over backing rod with a low-modulus sealant in a colour to suit the brick.

Outside joints around Balmore

With historic houses such as Tenement House (about 4.7 miles south) nearby, there’s older building stock in the area around Balmore as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Balmore is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

If you live in an older home near Cadder Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move. Rented homes near Bishopbriggs station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. Schools such as Bishopbriggs Academy are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.
