What we are called out for in Aith
Shower trays and baths in busy buildings move more: different weights, constant use and daily cleaning. If a tray flexes, the sealant around it splits.
The most common problems we see are:
- Black, stained silicone in guest bathrooms
- Water marks on ceilings under bathrooms
- Failed joints in office kitchens and tea points
- Tired sealant ahead of a health and safety audit
In and around Aith, as anywhere, good commercial sealant starts with a clean, dry, properly prepared joint.

How we handle commercial sealant in Aith
In a hotel, office or washroom, failed sealant is more than an eyesore. It’s a cleaning problem, a leak risk and something guests and staff notice. Our applicators renew sealant across washrooms, welfare areas, kitchens and guest bathrooms. We work on office washrooms & kitchens, retail & leisure sites and student & care accommodation, and common reasons people get in touch are joints that need doing before an inspection or audit and tired sealant in let properties.
Work in a place like Aith is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.
You’re covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Keeping the joints in good condition
Aftercare is simple:
- Note the date each area was done
- Give housekeeping the cure time for every room
- Add sealant to your planned maintenance checks
- Report broken fans quickly
Extract fans need to work. In internal bathrooms, a weak or broken fan lets moisture linger, and mould comes back faster without it.
Black sealant in a staff washroom or guest bathroom draws complaints. Left long enough, it spreads through the bead, and only replacement fixes it.
Commercial buildings in Aith
For seaside hotels, guest houses and holiday lets around Aith, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, private landlords have to meet the Repairing Standard, so landlords with several properties often need sealant work across them all.
If you look after a church, hall or community building such as Aith Church, halls and community kitchens see heavy use, and their sealant shows it.
Aith is in the Shetland Islands. Whether you’re in the middle of Aith or further out, we cover commercial sealant for every kind of property, from flats and houses to offices and hotels. Aith is one of 63 towns and villages in the Shetland Islands where we work.
Work in ZE2 works the same way as everywhere else we cover. We cover properties on Marthastoon and Wirligert. Being close to the B9071, Aith is simple for us to get to for commercial sealant. Close by, we work in Kalliness (4 miles south-east), Voe (6 miles north-east), Easter Skeld (7 miles south), Dury (7 miles east) and Vassa (8 miles east). Larger places within reach include Lerwick (12 miles south-east), Sound (12 miles south-east), Scalloway (11 miles south) and Brae (8 miles north). Island and remote addresses take a little more planning, so tell us where you are when you ask for a quote.

Different surfaces, different methods
Welfare facilities
Shower rooms in welfare blocks get heavy use and need sound joints. We reseal with anti-fungal sanitary silicone, accessible showers included.
Office washrooms & kitchens
Staff toilets, washrooms and kitchens get constant use, so the work can be arranged for quieter times. Basins, urinals, worktops and sinks are all resealed.
What affects the cost of commercial sealant
Your quote is based on your job. We look at:
- How much old sealant there is and how hard it is to remove
- The product the joint needs
- How much there is to do
- Mould in or behind the old joints
What you pay reflects the work, not a rough estimate. That is why we ask about the job first and send you a clear quote before any work starts.
Asking for a quote
When you call or email, it’s useful to know:
- Where the property is
- Whether it’s a home or a business
- Whether it has been sealed before
- How we’d reach the joints
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work before giving you a price.
Your questions about commercial sealant in Aith
Is there a guarantee on commercial sealant in Aith?
Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.
Do you cover smaller places like Aith?
Yes, we do. Our work covers the whole of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do I need to be at home?
Access is agreed with you when the job is booked. Indoors, that generally means someone at home.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status, and we are fully insured.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Can I do it myself?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Why act early in Aith
First impressions are often made in the washroom. Mouldy silicone looks unhygienic, however hard housekeeping work, and scrubbing won’t fix it. Replacing it does. Around Aith, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

How it works
When we arrive, we look over the joints with you first. We protect the surfaces around the joints before we start. The work usually takes a few hours per area, with larger sites planned over several visits. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by looking at the rooms and agreeing what’s needed.
- Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
- Each area is protected and stripped of old sealant.
- Joints are dried, then resealed and tooled neatly.
- Housekeeping or site staff are told when each area can be used.
Preparing for the visit
- Keep pets and children clear of the area while we work
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any water getting in
